In principe prima koten, beetje prijzig, maar de koten zijn dan ook top. Mooie kamers, prima faciliteiten (wasmachines, droogkasten, ontspanningsruimte, gym en in het geval van Antwerpen zelfs een zeer mooie rooftopbar, met uitzicht over de stad). Uitstekende ligging ook.
MAAR (en dat is wel fundamenteel voor studentenkamers) zodra er iets mis is, dan blijf je er wel mee zitten. Dochter 1 heeft al anderhalf jaar (!!!!) een defecte rolluik op halfopen. Dat mooie uitzicht, daar heeft ze dus niets aan. Ook sinds een dikke twee weken geen douche meer. Wordt eigenlijk niets aan gedaan, veel beloofd, maar daar blijft het bij.
Dochter 2 heeft geen electriciteit meer sinds een week (en ook geen warm water). Dus studeren na pakweg 18u is niet aan de orde, want pikkedonker...
Ook hier wordt niet veel gedaan, veel beloftes, maar weinig actie.
Dus momenteel hebben we twee dure koten en dochters die toch bijna alle dagen op en af gaan, wegens geen douche en electriciteit op kot...
Dus tenzij je veel tijd hebt om alles zelf te regelen misschien beter een andere optie zoeken...

Toen wij startten met de huur stond een beschimmelde bureaustoel in de kamer en was de grond bezaaid met teennagels...ik heb dit allemaal zonder gezaag gepoetst. Twee jaar na mekaar gebrekkige wifi waardoor mijn dochter toch vaak thuis kwam terwijl we een kot betaalden, een heel lange periode maar 1 douche voor 28 kamers, heel vuile keuken...dit allemaal netjes en beleefd gemeld. In maart kwam de vraag of we het contract wilden verlengen. Tuurlijk want in Gent wordt er gevochten voor een kot. Nu is onze dochter niet geslaagd en mag ze zich niet opnieuw inschrijven in Hogent. Nu krijgen wij onze waarborg niet terug terwijl ze het kot properder terugkrijgen dan toen mijn dochter erin ging en het binnen de week verhuurd zal zijn...we moesten het in maart al laten weten maar hoe kun je nu in maart weten als je zal slagen???

Travailler chez Xior Student Housing a été une expérience particulièrement éprouvante. Les **conditions de travail sont tout simplement horribles** : surcharge de travail constante, absence totale de soutien, matériel et outils inadéquats, horaires à rallonge non reconnus… et une pression permanente, sans aucune reconnaissance. Ils se permettent également de diminuer votre salaire sans vous prévenir et licencie quand vous êtes sous certificats médicaux.

La **gestion managériale est inexistante**, notamment de la part des **managers régionaux**, totalement déconnectés du terrain. Ils brillent par leur absence, leur manque d’écoute et une incompétence criante dans la gestion des équipes. Aucun suivi, aucune communication, aucune considération pour le bien-être ou les besoins des employés. Il règne une culture du « débrouille-toi », où l’on attend des résultats sans jamais donner les moyens d’y parvenir.

L’ambiance est délétère, marquée par un **turnover très élevé** et une démotivation générale. L’entreprise se targue de valeurs humaines et d’un cadre dynamique pour les jeunes, mais en interne, c’est tout l’inverse : opacité, stress permanent, désorganisation chronique et management toxique.

Je déconseille vivement à quiconque d’envisager un poste chez Xior. À moins d’aimer l’exploitation, le chaos et l’indifférence totale de la hiérarchie, mieux vaut passer son chemin.

Ik heb gewoond in een complex in Enschede van Xior. Vandaag voor 1 juli 17.00 uur had ik van Xior een afrekening moeten krijgen voor servicekosten, gas, water en stroom. Niet gehad! Ik verwacht een hoop geld terug! Vorig jaar kreeg ik de afrekening bijna 4 maanden te laat. De €1.892,23 kreeg ik bijna 7 maanden te laat! Een dame van Xior zei de vorige keer dat ze het de volgende keer sneller zouden proberen. Dat kwam natuurlijk niet overtuigend over. En ja hoor, weer te laat! Het ligt vooral aan de administratie in Antwerpen en een beetje aan die in Eindhoven

This company (Xior Student Housing) has its headquaters in Belgium but has apartments across Europe. I'm currenly living in one of their apartments in Warsaw (Wolska Street), and I find this place terrible. Like someone else already said, the lack of heating is a big problem. When the weather is cold, you hope your heater is heating your room, but here in the Xior apartment, in most of the time they don't provide you with heating - your heater is cold even when your turn it to the max. And one staffer here is a liar. He keeps lying, and that makes me feel so angry! I wouldn't recommend anyone rent from Xior.

Living at Xior (Auderghem) has been a great experience so far. My studio is very private, excellently equipped, and comfortable, which I really appreciate. The location is convenient, and I feel safe in the area.
I especially want to thank Mehdi, the building manager, who has been incredibly helpful—always kind, responsive, and ready to assist whenever needed. His support has truly made my stay incredible.

Ik verbleef hier niet maar tijdens een bezoek kon ik de toestand van hun gebouw waarnemen (Elsene - Ixelles).
Het gebouw zat vol vocht en had weinig tot geen ventilatie.
Trap niet in de mooie leugens dat dit bedrijf deelt op universiteiten want ze geven niks om studenten.

the place is absolutely horrid, the alarms go off daily, lack of hot water and heating, especially during the winter. The place is very dirty, the laundry doesn't operate normally and there are weekly parties at the place, with people legit trespassing (polluting the residence, making an intolerable amount of noise and triggering the alarm. There are rules regarding the situation, but all i ever saw were empty threats and no action taken, people who trespass, trigger the alarms and disturb the peace of actual residents don't face any consequences for their actions. The managers are absolutely ignorant, there is no point in staying here and signing a contract because the company doesn't fail to breach the contract. There were instances of residents not receiving their deposits back. The company also fails to keep track of payments. I can tell this from my own experience, I've shown the proof of rent and tax payments on multiple occasions, but the company still asks me for proof and claim that there were no payments. people staying at the residence are on the verge of threatening the company with a lawsuit, this is totally unacceptable!

SCAM, DONT STAY HERE! THEY STEAL DEPOSITS AND BREACH CONTRACTS!
