A Warning to Anyone Considering Renting with YPP
Our experience with YPP was nothing short of appalling. From the moment we arrived, it was clear that the property had been left in a deplorable state, and their standards as a letting agent were nonexistent. Under the bed, we found a gun bullet, condom wrappers, personal files and photos of a man’s face, and even a disturbing drawing of a marijuana farm. The floor was caked in muck so severe that kneeling to clean left mud on our knees. It was disgusting and unacceptable.
The fridge was rotting at the back and completely unusable—it had to be replaced. The mattress was another nightmare, with springs poking through, making it unfit for human use. The apartment was far from habitable, yet we moved in and, despite the state we found it in, were model tenants. We never missed a single bill, took care of the property, and left it in a far better condition than we received it: spotless, damage-free, and ready for the next tenants.
Instead of appreciating this, YPP decided to dispute our deposit upon move-out. They claimed a cleaning company needed £110 to clean the apartment, a completely ludicrous suggestion given how thoroughly we cleaned it before leaving. They even attempted to pass part of this charge onto us. When we reached out to dispute this, we were faced with their pathetic excuse for a 'complaints department'. Wow, they were truly truly awful. They refused to speak to us directly when we called the office, instead insisting we could only communicate via email. But this was a complete joke—emails were either ignored or took weeks to receive a response. The lack of professionalism and accountability was staggering.
After months of back-and-forth with the TDS (Tenancy Deposit Scheme), between August and November, they ruled in our favour. We were awarded a full refund of our £250 deposit, but the process was unnecessarily stressful, lengthy, and avoidable had YPP acted with even a shred of competence or decency.
I strongly urge anyone considering renting with YPP to think again. They are a deplorable company that takes complete advantage of younger people trying to start out in life. Their complete lack of standards, their disgraceful handling of complaints, and their appalling treatment of tenants make them a letting agent to avoid at all costs. Do yourself a favour and rent elsewhere. Don’t let them take advantage of you the way they tried to with us.

Have been with YPP now for two years and just renewed. Service is amazing - meetings always helpful, location is superb and the maintenance team excellent always turn out quickly and do a great job. Would highly recommend YPP.

Biggest regret as a student here
This is my 4th year as a student in leeds, and ypp is the 4th place ive chosen to live in, and its the only place i regret picking. Seemed promisng when i visited, however Its been 2 months since move in, what i have reported damaged is yet to be fixed. Only one minor thing was fixed, everything else which was major was not. Toilet gets clogged nonstop and i have to pay for them to fix it if it happens after hours (72 pounds) which is ridiculous, so i wait next morning not being able to use my bathroom due to the smell. Their maintenance and customer support is far too slow, any other place ive lived in got shit fixed way quicker. I was told that i wont pay for wifi but due to construction next door, a crane is blocking the satellite (which is not YPP’s fault) however they wont offer a temporary solution from their end, ive been paying 4g nonstop (even glide, the internet company, has useless customer support. i call them almost everyday since move in, they must all know me at this point, all just so i can have normal working wifi yet they havent fixed it yet, i know theres a fix around the crane problem they are just not giving it enough effort/attention). Ive never written a review on anything in my life, i had to say something about this experience. Whoever is reading this, trust me, just get a student accommodation which has a 24/7 reception where you pay no bills, those accommodations that have security and maintenance team on site 24/7 is vital. Thats all that truly matters
For any YPP agent reading this, dont bother. Everytime i asked for help, you were all talk and no walk. If i asked for compensation on paying for my 4g nonstop, you would probably pull some legal argument on me. If I ask about when my other reported damages will be fixed, you’ll tell me you ordered the part and you’re waiting even its been months atp. Bullshit man
