The company sent an inflated bill

The company sent an inflated bill, about 90% more than usual. They included items that were never on the bill due to the nature of the property. Andy Mundy admitted I was right but wouldn't change the bill. I have to pay and he'll refund me at the end of the year. I'm worried he won't. They don't make a good impression on me.

Fraudulent freeholder. Horrific experience.

Never buy a flat managed by them. They tried to enforce a roof repair of over £50.000 with their own contractor based on a FAKE SURVEY which they admitted never took place so they backed out and scrapped their section 20 notice which was built on a list of works based on a non existing survey. They also charged over £600 for me to host my own dog. They only operate snail mail, rarely pick up the phone and inflate bills. I had to sleep on the sofa for 9 months in wait of a ceiling repair/insurance matter after a leak. I received building permit for a small kitchen extension but was stopped by them demanding what would have been approximately £20.000 to sign approval to alter. It’s been 16 painful years. I would never have bought the flat if I would have known…someone please stop them.

This company is an absolute disgrace

This company is an absolute disgrace. Their lack of care to any point regarding managing a building is bordering on the negligent. The only reason they did not get zero stars is because that was not an option to give.

Dreadful company to deal with

Dreadful company to deal with, still waiing nearly 5 months for render repair on a block of flats in Harpenden, water literally drenches my flat whenever it rains - I’m probably up to 40 calls and 30 emails and ….. nothing. It really is scandalous dereliction of business practice, very unhappy.

From a personal experience I can honestly say they are a complete waste of space , they contacted me regarding a situation I was involved in in with my business associate ,
This was regarding the lease , I have offered to take on a new lease in my name so I could continue to run my business from the property they manage . This was on the 28th of March 2025 as of today’s date I have had no correspondence from them , so I have moved out shut the door and left the building .They are now left with a empty property just like the one they manage next door and no rent coming in .They must be making so much money they can afford not to have there clients buildings empty .
I would not go back now even if the deal was for free , absolutely shocking behaviour , I have run successfully businesses for the last 30 years never owned any one a penny , I have never ever come across such incompetent people .

I have an incredibly disappointing…

I have an incredibly disappointing experience with UrbanPoint. The service charges are outrageously high, especially considering the complete lack of maintenance in the common areas. The bills are extremely expensive, yet no action is taken to improve or even maintain the quality of the property. There is also a severe mismanagement of accounts, and getting a response from anyone is almost impossible. The entire experience has been a nightmare. I would strongly advise others to stay away from UrbanPoint if they value decent service and transparency.

Avoid this company…

If you can avoid this company then please do. We were trying to sell my mother’s flat after she passed away. They did not answer calls or emails from us direct or from solicitors more often than not. When we did get a response they blatantly lied to us about the landlord certificate and when it would be received. They charged extra to answer the buyers solicitors question. Bunch of rogues.

Urban Point are incompetent and the company should not be operating. I’m lucky that we have a RTM with our own management company. However Urban Point still manage the freehold, on behalf of their ‘client’ Fairfield Rent (who are registered at the same address). They have dragged on responses to management pack queries for sales causing the sale to fall through. They are impossible to get hold of, don’t respond to continued emails from RTM directors or solicitors.
Roll on the commonhold act so these cowboys will be out of business.

Money making scammers

One of the worst and rouge property management firms I've ever known, never sort out real problems lbut like doing major botched jobs just so they can send invoices demanding high amounts of money and very quick to chase and threaten you with legal action if you struggle to pay, they seem to be more about making money instead of proving a legitimate service. Best thing that can happen to them is to close down for good!

Take them to TRIBUNAL and then set up RTM

Sadly I have had the misfortune of having to deal with these scoundrels since 2004 (21 years).
We took them to a tribunal TWICE and WON TWICE - yet they still claim we owe them charges for insurance in 2006 when we, as an RTM Company had already arranged and paid for insurance.
When residents sell their properties they still have to pay the £3.5k extra fictitious charges as Statute of Limitations does not apply under these circumstances and the charger (Urbanpoint) don't have to prove their charges-How this is legal I have no idea!
In the last 20 years I have seen admin staff promoted to Directors, changes in Fairfax Rents (the original Leaseholder) to various names under Urbanpoint and blatant ignoring of our buildings solicitor requesting info to buy the Lease across 4 years!
If I won some money I would put them out of business, they're criminals and fraudsters and do not reply to recorded post or voice messages after they've spoken to you once and the staff turnover is itself concerning but then when you've had the misfortune of being connected to them for so long you understand why. Good luck!

The most unethical company I've ever interacted with

Urbanpoint are the most unethical company I've ever had any dealings with. They have cost our building tens of thousands of pounds. I will never be buying a leasehold flat again, if there's even a chance I could end up with a property management like theirs. They also own the freehold and instructed contractors to do our roof that I later found out had 'repaired' the roof 2 years before we bought the flat. If I had more time and knowledge I would have taken them to court but I, along with many others, don't!

Avoid at all cost

Terrible service. Unresponsive, irresponsible, charge exorbitant fees, prioritise their own profits over tenant satisfaction. Poor communication, not trustworthy.
The only thing they are on time for is sending bills and placing false penalties! Avoid at all cost!

The only thing this company do with any…

The only thing this company do with any reliability is send bills. My property manager just stopped responding over a year ago. Since then, they haven't answered a single email or phone call. I have outstanding issues of seven years on the property. Have tried to raise a complaint several times. Was told that I have to raise it with it with my property manager, who doesn't answer any form of communication. This company should not be allowed to manage people's homes. Just awful.

This company needs to be stopped

This company needs to be stopped. Inflated prices, poor communication, always paying over the odds to use their mates in London to do work on our Bristol property, unable to fix major issues and just leave them for years whilst the building deteriorates and we're not allowed to fix it ourselves, proposing major work that doesn't need doing (without informing us) to make a bigger commission on it, massively inflated insurance costs. It's worse than just having to pay for a poor and unwanted service - they're stopping us from being able to fix our building. Bring on the leasehold reforms. Do not buy if Urbanpoint have the freehold

Own a flat in a block of 10. Some years ago us leaseholders took over the right to manage from Urbanpoint. Since then the block has been well managed with reasonable fees. Prior to that Urbanpoint were worse than useless, charging massive fees for minimal work.
Unfortunately Urbanpoint still own the freehold and hike up the ground rent every year

A 13 YEAR ERROR THAT URBANPOINT FAIL TO CORRECT.

I have been a tenant in a property for almost 13 years & I am still receiving Rent Charges of £3 per year addressed to a Mr Ball who I have never even heard of. Despite having returned over 10 of these annual letters to Urbanpoint RETURN TO SENDER) along with notification of not knowing the name of the person there are addressing it to, they are still sending the same addressed letters.
# I believe that the £3 annual rent was applicable to the house owner in respect of a lifelong rent agreement simulating a Leasehold Agreement which has actually expired when the original landowner died - and - I know this because of having helped another person purchase a property in the same street & I noticed an unusual Contract Term in the Freehold purchase they concluded. (I brought it to the Conveyancing Solicitors attention and the Seller agreed appropriate insurance of Freehold being granted free of any ? RENT ?)

All the Company has to do is to check Land Registry for details of the current Owner & to take it up with them.
