The property was amazing, better than we imagined! It has everything we wanted and we had a great time!

Amazing house and pool, lovely bed linen, lots of comfortable seating, beautiful views and walks, lots to keep the children occupied!

Good communication from Sleeps12. Phenomenal property (Withymans, Somerset). Great to be able to veer away from the ‘big gun’ holiday rental firms and find a better, top quality and unique property. Would highly recommend Sleeps12 and hope to have the opportunity to book again ourselves.

We had the most incredible stay at Croftview — truly unforgettable!

From the moment we arrived, it was clear that every detail had been thoughtfully considered. The attention to detail was second to none, with so many extra touches that made us feel instantly at home.

The decor throughout the house was stylish and cozy, creating the perfect atmosphere for relaxation.

The pool area was immaculate and such a treat, while the games room kept everyone entertained for hours — kids and adults alike. Honestly, we couldn’t fault a single thing. Croftview is a gem, and we’re already planning our return!

Sleeps 12 were great throughout booking process …. Questions answered quickly, kept in contact via e-mail, paying balance and deposit easy online …. Would book again

Firstly the property we rented through Sleeps 12 more than lived up to the photographs and information that was initially provided. It was spotlessly clean and warm.
The property had all necessary equipment to cater for the needs of a group of 14 and there was more than adequate cutlery, crockery, pans etc.
All necessary information about the property and how to get there were easily accessed.
I was able to contact a member of staff easily, both by phone and email and my queries were dealt with promptly and efficiently.
I would have no hesitation using Sleeps 12 again

We had a wonderful family gathering at a beautiful venue with an inside pool - much used by grandchildren and adults. Any queries or requests were immediately responded to and accommodated.

Beautiful house with great facilities. The beds were very comfortable and and to have an en-suite for every room was great.
The house was spacious and the pool, play area and BBQ were brilliant. The football table and pool were a great advantage as the weather wasn’t great for us. We couldn’t use the sun beds this time unfortunately but good to have them.
The kitchen was well equipped and we even managed to do come baking as it had everything.
Some lamps and a rug would make the living room more cosy but overall very happy with our stay.

Great accommodation, easy booking process, helpful customer service.

We all loved the house and gardens.
There was so much room.
The bedrooms and bathrooms were really good and well thought out.
The studio was great.
The hot tub was good.
The kitchen was well equipped.
The garden was lovely.
We were not far from the sea, but I don't think it was accessible from the house?
The walks in the woods were lovely at the back of the house.
The staff were very helpful.

I didn't like the pestering from Sleeps12 for add ons. It just seemed like a money money thing! Other booking agents send pleasant emails saying your holiday is getting nearer etc. Not just asking for more money.
I felt it was a cheek asking for money for visitors (we never had any)when we were not at the full quota for the house.

No so good this time around , don't ever try and ever cancel a booking as they send you all the legal T&Cs which mean you will loose your deposit which is fine but charge you another £1000 to remarket the house .If they cannot sell the cancelled break you must pay in full , or you can change your mind and want to go they charge another £250 admin fee. Pound farm pool was cool/cold so the small children would not go in so take wet suits if you would like your children to swim. The host was friendly and said the pool was 29 degrees we tested it and it was 24 and the indoor pool guidelines say 32/34 is the best customer experience temp. overpriced experience with harsh but friendly customer service.

We have just returned from an incredible weekend away at Ham Bottom.
As a group of friends, we have been back to stay at Ham Bottom & Fuzzy Orchard around 7 times over the past 12 years and every stay has been incredible.

The houses are simply 5star right the way through. As are the gardens and the views.

The Sleeps 12 team have been kind and professional every booking and have made.
