Deceiving and irresponsible agents, avoid them at all cost

Outstanding!! Theywent out of their way to secure me suitable accommodation at short notice. Friendly and professional, i highly recommend these guys.

I am satisfied for letting my room from SDM, they are really friendly and lent fees is also reasonable. I can suggest to let your from them.

I wanted to say a Huge Thanks for Mark and the Team. Only a week before Xmas I viewed a property as was street homeless and was told the studio was undergoing a complete Gutting and refurb. by some miracle they managed to get it completed so I could move in on 22nd December this was the best Xmas present anyone could ask for meaning I'm off streets and have some where to call home thank you all so much

Your overall service is good. The best thing is most of the time bills included rent which is very helpful. You always allow heater on all the time when everyone really needs it. This is the positive point of your service. I have been living since one year under your company. I strongly recommend people to get room from yours company.

Do not use this service. Totally unreliable and uninterested. I was told I’d have multiple viewings booked as I live in Manchester and was trying to make the most of my trip. After being told 1pm, I heard absolutely nothing. This wasted so much of my time and money. I had contacted on every form of media, multiple times, with vague and incomplete information given. When I emailed to complain, they replied in 4 minutes. This is the worst ‘estate agents’ I have ever come across, and do not find it surprising that other high street agencies have either never heard of them, or only heard bad experiences. Save your time and go elsewhere.

A very irresponsible and unprofessional landlord, don't rent from them. I recently rented a furnished studio from them and it was the worst experience I ever had.
They just sent a random guy to give me the key to the property, who was sitting on the bed like it was his room. There was supposed to be a chair and a desk, but the chair was missing and one leg of the desk was broken. The bracket for the showerhead was broken which can't hold the showerhead up. The fridge and freezer are like 20 years old, lots of scratches and dents, and make a loud noise, >45dB at night which throws a big threat to health and hearing. The most ridiculous part is that they refused to do an inventory check which is clearly addressed as required in the contract.
I wrote so many emails to them and they always said they would come to solve those problems but never gave me a definite time, even they told me a time but never made it and had plenty of excuses for not showing up. I hoped I had seen those reviews here before signing the contract.

Since my first interaction with SDM property, I was very impressed with their quick service and response time. I have been living in one of their properties for over 2 years now and I have experienced zero issues with them as a tenant. They were very quick with general maintenance of the property and resolved several like fixing toilet flush, boiler breakdown during winter, faulty door, and other issues promptly. When I had a few issues with my housemates, I shared it with them and they took care of the situation even when they didn't have to. That's why despite being in a better financial situation than before, I am still unwilling to leave this property. And in future, I will continue to use their services

I can rate MR Mark highly enough. Very professional, experienced and helpful he has gone above and beyond to accommodate and help us. Highly recommend.

I was a tenant with SDM for over 3 years and have lived in 3 different properties they ‘managed’. Each one having its own problems and all run illegally and shady. In the first house share I was in they did not do any checks on who they were moving in which lead to a couple who were drug addicts who not only stole from other housemates but left used needles in the public areas of the house, when SDM were told about this nothing was done for almost 6 months, after continuous messaging about this they finally said the police were coming to throw them out the property. This of course was a lie. Something SDM do quite alot.

I was finally moved into the next house as I continued to tell them how in danger I felt and finally they found somewhere for me… across the road from the first house. When I moved in I was told that the wifi was being put in the next day and I had to inform my current work that for one day I couldn’t work due to this. Turns out the house would not get wifi until 5 months later and when asked if they were going to refund the housemates who had to pay for internet dongles to just be able to live there. They declined any refund for anyone in the house. During this time I lost my job as I was not able to work. SDM did not care. As well as this there was continued anti social behaviour where the police were called almost every night as people came in with knives. When asked for help from SDM they told me that it’s not their problem or responsibility. This led to me having to spend my savings on a hotel for a week to just get away.

And now we get to the final house…by this point I had been in my relationship for a couple of months and my partner who ended up staying with me at the 2nd house made me more aware of how illegal and wrong SDM’s behaviour was. We were told by SDM that this 3rd house was going to be different and for a while it was. But as things broke or needed replacing as things eventually do in a house, SDM did nothing to sort any problems and told us to email to maintenance email which then did nothing either, someone came in said things were broken and then left.

In conclusion, SDM is a pathetic excuse for a housing management company. So much so that the landlord we had at the third house ended up firing them. This was the best thing to happen this year and I’m so glad they are out of my life.

DO NOT GO WITH THIS COMPANY.

However difficult your situation may be. They will take advantage and just take your money and leave you in dangerous situations.

DO NOT USE SDM. The managers breach just about every term and condition in their contract with Landlords. They put Landlords at risk of prosecution as they ignore just about every Law / Rule /Regulation. They do not do checks on Tenants, sometimes don't even sign contracts - and if they do - they breach deposit rules, fire safety rules and do no checks on properties allowing them to fall into dis repair and fail to return properties in a decent condition. Steer clear of these cowboys!!!

I have lived in there room , I left the room and my advance deposit of amount 550 pound , when I left the room mark promised to refund the amount in 2 weeks , now almost 1 month and 1 week still now not refunded ‘ I have mailed , messaged and called 100 times still now they are not responded , when I receive room , room is not clean and full of rubbish

Don’t deal with them if you want money and peace
