RMG = Residents’ Money Grabbers
Extremely disappointing service from…
It has been over a year since we moved into our new property, and during that entire time, the property has received virtually no maintenance or proper service. Yet, we continue to receive bills that make absolutely no sense.
We have emailed RMG repeatedly and received little to no response. The complete lack of communication and accountability is disgraceful. It feels like residents are simply being ignored while bills continue to arrive.
This is not the level of service anyone should expect from a property management company. Very poor communication, very poor service, and absolutely no sense of accountability.
Based on our experience, I would strongly advise anyone dealing with RMG to question their charges and insist on clear answers and proper communication. Truly a disgraceful experience.

Fleecehold was coined specifically to explain companies like RMG
I live in a freehold house that has two separate service charges on top of the usual council tax, one of those service charges comes from RMG London.
Their service is appalling. I won't say it is any worse than the other management company I deal with, as they all seem to be just as bad as each other, but is is really bad.
Firstly, there is no consistency in when they send invoices. Every year I receive multiple invoices, never on the same dates as the previous year. This wasn't so much an issue in previous years (I bought the house over 4 years ago), as the bills were not so extortionate. But now when they are asking for over £700, it has a genuine impact on my finances. Thankfully I'm comfortable financially and have savings to back me up, but being asked for that type of money towards the end of the month would be incredibly stressful for someone in a less fortunate situation. Most recently I had two invoices of different amounts on the exact same date towards the end of August, and then a few weeks later they sent me another one in the middle of September. How can anyone plan around that?
Secondly, the cost increase is rapid. In 2023 my bill was £362. 2024 was £391, 2025 was £484, and now 2026 is £707! When people were buying these properties, they were told that cost increases are expected to match inflation only. If inflation was that high we would be in a state of national emergency.
Thirdly, I don't see where all this money is going. If my area was in pristine condition then I could understand, but it simply isn't. On the odd occasion they will send someone over to cut my front lawn. In the gaps between it becomes a mess or I cut it myself. Yes there are other maintenance costs for the area, but I don't see why I'm paying council tax and two separate service charges and still the greenery in the area is a yellow uncut mess. I appreciate this sounds like a very minor issue, and it would be if the bills were not so high. But when I'm paying thousands of pounds a year between these management companies and the council, I feel the least I can expect is for the grass to be well kept.
Lastly, RMG London are not able to properly explain clearly why their spending is increasing so much. They make broad claims such as "we had to spend more money than expected on X", or "calculations for previous years were based on assumptions that were underestimated and now we have corrected it". None of this means anything however and residents have no ability to validate what they claim.
As a result of all this, I seriously doubt:
1. That they are making any effort to find reasonably priced contractors to carry out works
2. That they have competent people managing the money that residents pay to them
3. That they have competent people managing resident accounts
4. That they are not pocketing serious amounts of the money they are taking from residents.
Ultimately the term "fleecehold" was coined specifically because of companies like RMG London fleecing money from "freehold" house buyers. This is a national problem that needs to be resolved by the government, as the laws around this do not protect people like myself or my neighbours, even though there are thousands of us complaining about their services consistently.
Until the government does something about this, your only option to protect yourself is to ensure you do not buy a "freehold" property with management fees. I would say this regardless of if the management company is RMG or not. As I said, I have two service charges that I have to pay yearly, plus council tax. After 4 years I still don't understand where that money is going.
I will never buy a "fleecehold" house again and the current situation with RMG London is pushing me to the point of considering moving away, even though I like everything else about the area I live. It just is not worth it. The problem now is these service charges are driving down house prices and are putting people off buying (and rightly so). Do the same yourself and avoid RMG London at all costs.

Awful company
Awful company, I received a parking ticket on my estate (When parking permits for the estate were no longer available) I spoke to Craig Morrison who took weeks to respond so this went on for a considerable amount of time. NPC (Parking Enforcement) said this was not the case and permits were readily available! As for the charges being applied to local residents with very little detail on the billing side of things, increases year on year when we were told this would decrease with more properties to pay for the charges. I would discourage anybody to not buy a property who then have to deal with this service charge companies!

Predatory behaviour, Hidden Fees, and Total Disregard for Customers
I am absolutely disgusted by the way RMG Management Company operates. I will given them minus -5* if it was possible. If you are a tenant or landlord dealing with them, be warned: this is not a management company; it is a predatory scheme designed to bleed money out of your pocket while offering zero accountability.
The billing practices are nothing short of extortionate and fraudulent. My bill has been raised from the expected amount by 300%, which is completely unjustifiable. Upon closer inspection, I discovered they were double-charging for services already included in my contract. The invoices provided are a mess—filled with vague descriptions, confusing line items, and zero transparency. It feels like they are deliberately obscuring the truth so that tenants don’t realize how much they are being overcharged.
What makes this even more outrageous is their "administrative" fees for basic communication. They charge a £40 reminder fee just to send an email reminding you of a payment due date? And on top of that, they slap on a £100 admin fee simply for sending another email?! This is blatant extortion. You are being punished for the existence of their own billing system.
When I tried to dispute these charges and demand clarity, I was met with generic boilerplate responses. There is no real human interaction, no empathy, and no willingness to resolve issues. They hide behind vague policies while charging exorbitant fees for things like "dewatering costs" that seem unfairly allocated to tenants without proper justification or evidence of the work done.
RMG Management Company has no integrity, no transparency, and no respect for their clients. I have never experienced such predatory practices in my life. Avoid them at all costs.

Freehold homeowner paying more for less
At this point I am now sure RMG stands for Residents Money Gone.
My experience of RMG as the estate management company for my new-build freehold house has been extremely disappointing.
As a freeholder, I find it particularly frustrating to be paying substantial estate management charges while having very little transparency or control over what those charges are actually being spent on. The costs have increased dramatically over 60% in on year, while the level of service and communication has not improved in any way that I can see to justify those increases.
We pay these charges on top of other estate charges to first port and paying council tax, what for, who knows most the time RMG are not even clear on what the charges are...
Trying to understand the charges and accounts has been unnecessarily difficult. When we ask legitimate questions about increases, budgets or specific charges, getting a clear and straightforward answer can involve repeated chasing. It has been 6 weeks and I still havent had a response. The information provided is often vague, inconsistent or simply fails to address the question that was actually asked.
There have also been concerns around account balances and charges. It is extremely difficult to have confidence in the figures when balances and charges appear to change without a clear explanation of why. I go from in credit £200 to in debt £700...
What makes this particularly frustrating is that these aren't optional costs. As a freehold homeowner on a managed new-build development, you are effectively tied into paying the estate management charges, yet there seems to be very little accountability for the level of service residents receive in return.
The financial impact is also something that I think anyone considering buying a property on an RMG-managed development should seriously understand beforehand. Increasing estate charges are an ongoing cost of owning the property and can also make the property less attractive to future buyers. We were promised cost increases linked to inflation. I was not aware that inflation was 60%... per year.
The most frustrating part is the complete disconnect between the amount residents are being charged and the experience of dealing with RMG. Paying more would be much easier to accept if there were clear communication, transparency and a demonstrable improvement in service. Instead, residents are left chasing answers and trying to make sense of charges themselves.
If I had known before buying my house what dealing with RMG would be like, I would have thought very carefully about buying on an RMG-managed development.
Freehold does not mean free from RMG, and unfortunately, it feels like you pay a lot for very little accountability.

Horrendous
My experience of living in a new build property with RMG as one of our estate management companies has been appalling.
Our management charges have increased dramatically since we moved in, by almost 100% in a single year and by more than 130% over two years. For the level of service we receive, these increases are extremely difficult to justify. RMG have also consistently failed to provide us with a properly detailed and transparent breakdown of how our money is being spent.
There have also been issues with charges and account balances that I find extremely concerning. On one occasion, we were told that our account was in credit and that RMG owed us money. A few weeks later, a charge relating to an apparent oversight in the previous charges was raised for exactly the same amount that we had previously been told was owed to us.
The ongoing charges are a significant financial burden and are also a major concern when it comes to selling our house. I genuinely worry about finding a buyer willing to take on these costs.
A major frustration is that we are paying increasingly more for a service that, in our experience, has not improved to reflect those costs. The combination of rising charges, a lack of transparency and the level of service provided has left us wishing we had never bought a property managed by RMG.
Based on our experience, I would not choose to live in a property managed by RMG ever again.

RMG London are an Utter Disgrace
This organisation is an absolute disgrace; thieving, lying and contradicting in every aspect of it's complete and utter failure. We have had the misfortune of dealing with these charlatans (and certain members of staff) for many years. They have continually increased our management charges to the point where they have doubled in 12 months with an appalling lack of communication, invoice demands when we haven't actually received an invoice, lack of answers to specific questions and issues - including copied and pasted replies sent to numerous residents. There are literally 1,000s of residents that are sick to the back teeth of the organisation and sheer disregard for it's residents. I have had money in credit, which has disappeared with no explanation. Management charges double, then invoices sent with differing amounts. Constant emails to the so called customer service managers with either no reply or complete ignoring of the points raised. Enough is enough and any awareness that can be garnered against this vile excuse of a management company has to be driven! I would suggest anyone that can avoid living on a development with this lot managing it - do so!

Poor service, lack of transparency
Very difficult to understand the charges and invoices, with bills increasing significantly while the level of service provided to residents remains poor.
When residents raise genuine questions or concerns, it is extremely difficult to get clear, specific answers. Responses provided by email often feel like generic copy-and-paste replies rather than addressing the actual questions being asked.
There is a real lack of transparency around where residents’ money is being spent and why charges continue to increase. For the amount residents are paying, I would expect much better communication, accountability and customer service.
The whole experience is incredibly frustrating, and it feels unnecessarily difficult for residents to get straightforward answers to straightforward questions.

Shocking increases, evasive answers and no explanations
Estate charges up nearly 100% in a single year, over 130% in two, with zero warning. Getting an explanation took months of chasing and delivered nothing but vague, generic excuses. Along the way: an incorrect balance quoted to me (later "apologised" for), an undetected formula error, and charges for areas that aren't even in management yet.
A general letter sent to all residents flatly contradicts what I was told individually — a fee capped at one amount on paper, double that on my actual bill. Other residents reportedly saw charges drop by hundreds of pounds overnight; mine didn't move, with no explanation offered.
Budgets are consistently set at the maximum possible figure, with any excess only "credited back" later — effectively an interest-free loan taken from residents by default. Communication is slow, inconsistent, and requires constant chasing to get a straight answer.
For a company charging this much, the lack of transparency and accountability is genuinely poor. Avoid, question everything, and keep every email in writing

I am very grateful to the agent I spoke to today.
My rating is given specifically for the quality of service given by the agent today, not for the company as a whole. I couldn't figure out the outstanding balance because of errors in itemisation on the invoices. Hodan was extremely helpful and patient, taking her time to go through several confusing invoices with me. Also, realising that I had become confused about the process of accessing the online portal, she invited me to get the website up, and at her own suggestion, stayed on the line with me to talk me through it. She also helped me to reset my password. There has been a lot of confusion with billing in recent months. I was utterly at sea before I spoke to Hodan. I am very grateful that she explained a range of things to me during this call and cleared up a lot of puzzlement. Thank you Hodan.

Service Charges for a Freehold - Head Scratcher
How's this for head-scratcher? I bought a house (freehold) in the shining new beacon on Garden City excellence. I've just received a £500+ invoice from RMG for the current year for estate/service charges. Yes, I did say freehold. I still have to pay my full Band E council tax and for good measure I have to pay yet another management company called First Port. For these amounts one would expect gold standard gated community with a concierge service, round the clock security staff, manned onsite office and tight repair response times.
All these outgoings are bad enough, but RMG makes so many mistakes in their invoice calculations and have to re-issue multiple corrections. They are also not very transparent on the justifications for these costs.

Absolutely shocking company to deal…
Absolutely shocking company to deal with.
Our charges have pretty much doubled in the space of a year and trying to get a straight answer from RMG about why has been ridiculously difficult.
There now seem to be more and more separate charges appearing, including a Communal Facilities Charge and increased Reserve Contributions. RMG say some of these costs were previously included elsewhere and have now been separated to make things clearer. It definitely hasn't made anything clearer from my point of view. We are just being asked to pay significantly more money.
We already pay FirstPort separately to manage the property we actually live in, then on top of that we have RMG charging us for the wider development. I understand that things cost money and prices go up, but when people's charges increase this much I think we deserve a proper explanation of where the money is going and why.
I've spent far too much time going through budgets, invoices and emails just trying to work out what I'm actually being charged for. It shouldn't be this difficult.
It honestly feels like every time you look into the charges there is another fee or another pot of money residents are expected to contribute towards.
For a company handling this much of residents' money, the communication and transparency should be far better.
At the moment I genuinely can't see how these increases are justified and I definitely wouldn't recommend RMG.
One star.

Great feedback thankfully to one person
I don’t usually write reviews, but on this occasion I feel it is important to express my sincere gratitude to Karan Patel at RMG London.
Throughout my experience with RMG, Karan has been the one person I could consistently rely on. He has always communicated professionally, responded with patience and respect, and been genuinely willing to help. Whenever I needed clarification or advice, particularly regarding service charges, Karan took the time to explain things clearly and provide the best guidance he could.
Unfortunately, my overall experience with RMG has often been very different. There were many occasions when it was extremely difficult to receive a timely response, get a clear explanation, or find someone willing to take responsibility and show the initiative to resolve an issue.
In fact, there was a period when I was so disappointed and frustrated with the level of service I had received from RMG that I genuinely intended to leave a one-star review. However, my experience with Karan completely changed my decision. Thanks to Karan Patel, I am giving RMG five stars. I believe exceptional service and exceptional people deserve to be recognised, and Karan is the reason behind my five-star rating.
Karan has always been approachable, reliable and prepared to go the extra mile when others did not. Having someone you know you can rely on, communicate with professionally, and trust to come back to you makes an enormous difference, particularly when dealing with complicated service-charge matters.
RMG London is extremely fortunate to have such an incredible professional gentleman as Karan Patel working for the company. He is a real credit to RMG and an example of what excellent customer service should look like.
Thank you, Karan, for your patience, professionalism, advice and continued support. It has been genuinely appreciated, and you personally turned what could have been a one-star review into a five-star one
