SCAM SITE One star as ZERO doesn't seem to be available.

SCAM took £51.80 from my account and it said £6.90 at the checkout. Why is no one taking down this website. I have contacted my bank and will be ringing action fraud. This site needs taking down. I will also be contacting BBC scammers as people need to be aware. This should not be allowed to continue.They also keep details for further payments . It is hidden in the small print . This is illegal! a company can’t hide the total and sign you up for a subscription without making this clear. This is fraud!

Wish I had seen these reviews before. Again charged £52 when I selected £6.90. and bank authorisation was for £0.
Most concerning is the subscription that they setup as well to keep taking payments, call you bank immediately and get this blocked!
Website should be taken down and all banks should block them!

What to do:
1. Immediately write a hard disagreement to their support at propertiesrecord co uk email. As they are located in Spain, add CC emails of Spanish fraud department and local police station: delitos . technologicos at policia es, guardiaurbana at paeria . cat
2. Contact your bank, change your card, block all future payments for THAT merchant. It is possible even if transaction is still pending. As soon as transaction goes away, you can dispute it.
3. Additional options to use:
* Stripe is their recent payment provider - write to their support, question KYC - they should execute "Know your customer" procedure and stop servicing scammers.
* Google scam/fraud website report - Google has strict policies and should stop showing their advertisement.
* "whois" who is hosting their website - any reasonable hosting provider should execute taking that website down.
* NCSC gov uk - National Cyber Security Centre - literally two lines report there.
* reportfraud . police . uk - that actually should be done early, but they have an exhausting form to fill.
They might ignore one complaint, but not many. We can help them build the case.

Agree with other reviewers. DO NOT use propertiesrecord dot co dot uk. Quoted £6.90 and charged £53. The document I received wasn't even what I wanted. Total scam artists. Wish I could get a refund but hey - they're allegedly based in Spain. Absolute cheaters.

A complete scam!! I was supposed to pay £6.90 but the company took £51.80. No reply to any correspondence.

This is a scam site. It comes up on search engines as the official UK land registry but it absolutely isn't. I wanted sight of some title deeds - price came up as under £10 but they took £54.80. Phoned my bank immediately but they couldn't stop the charge, but they found that a subscription had been put onto my account, so they did cancel that. Have emailed but no communication back from these scammers. Be careful and make sure it is the proper Land Registry site you are on!

TOTALLY FRAUDULENT TRANSACTION.

Describe themselves as UK Land Registry Portal which couldn't be further from the truth. Based in Spain, which isn't apparent, they access the .gov site on your behalf then charge you £51.80 for a £7 document. Looks official and even use a .co.uk site despite operating from Spain. No communication despite emailing them with-in 10 minutes of a transaction requesting an immediate refund once I realised the advertised £9 charge had risen to £51.80. No confirmation of how much the payment will be once your details have been entered unless you take the time to read their Terms of Service prior to ordering documents.

Unfortunately I didn’t check Trustpilot until after using this company and so I got totally ripped off.
I was searching for Land Registry details online and this came up first, but I didn’t realise at the time it wasn’t the Government site.
I selected my documents and a price of just under £10 was advertised, so I authorised payment.
As payment went through - it had jumped to £51.80!
I called the bank immediately but the payment can’t be stopped.
I don’t understand how this isn’t illegal.

Don’t use this site. They advertise low price then charge £50 plus AND put it into monthly subscriptions to take again!! Scammers based in Spain.

Was charged £76.80 which included a priority charge to receive documents within 24hrs - no documents as to yet - informed my bank about this and they have put a block on future payments - as i noticed the transaction payment had got continuous, which means they can take another payment! How can they get away with it - take your money and then dont deliver on time- even one star is too much.

Update - i have finally received my land registry package for what its worth - will still have to get a more detailed plan but hopefully will not have to pay an extortionate fee.
N.B. When requesting info from them please read their terms and conditions before purchasing.

THIS IS A SCAM website!

Their website presents itself as a “UK Land Registry Portal”, and when searching for HM Land Registry, the site appears with the label “Official Land Registry UK”. This creates a strong and misleading impression that their service is affiliated with HM Land Registry, when in fact it is not.

I selected the “Deeds – Title Register (Express processing)” option, which was presented as costing £9.90 with processing within 4 hours. After clicking the prominent green “Request” button, I received a banking authorisation request for £0.00. Based on this, I approved the transaction. I was then unexpectedly charged £54.80.

Only after this charge did I notice small print beneath the button stating the total price. This information was not presented clearly or transparently at the point of payment. The £0.00 authorisation is particularly misleading and does not reflect the actual amount taken.

Furthermore, the same Title Register document is available directly from the official HM Land Registry website for £7.00. No clear justification is provided for their significantly higher charge of £54.80.

This constitutes misleading advertising, lack of price transparency, and deceptive commercial practice.

State they are land registry with official documents from the UK. Actually in Spain.
Documents unofficial. Paid for 24 hrs took 7 days. Emailed all I get back is a list of costs, no explanation. Took £51.80 but stated £6.80. You can get these documents from Government website for £7.

CHARLATANS and scammers!!! Absolutely horrendous. Took two payments £56.80 and £46. I thought I was paying £7.99. The first payment I was told it had failed so I did it again. I cancelled straight away and they refused a refund. I cancelled the order immediately before there was any chance of delivery of docs. They refused. There are no terms and conditions, confusing prices and when you order there’s no shopping basket do your kept completely unawares. All the time I thought I was in the uk gov site so was unaware. I’ve been onto the bank to dispute the payments and cancel any further payments, no documents arrived. Do not touch

Scam: first time I've been had this way, instead of ~ £3, I got a charge for ~£59. Silly me, went to look for link with Google and of course they have finessed the search engine. Time of crisis, death in the family, so much to do and cope with distraught family. Be under no illusion what I hope happens to these scammers...

Shame I had to give a rating of one star as I would rather have given none. THESE ARE SCAMMERS - charged £58 after agreeing to £6.80 - I had to chase them for the document and received a PDF that I had bought for £7.00 direct from H.M. Land Registry
