Great team and a great can-do attitude
We are in the process of moving from the SE of England to Manchester. We therefore needed a lot more help than someone locally and the team at Philip James delivered in spades. From early conversations explaining our needs to viewings, all very professional and really understanding. Definitely recommend even if you just want to chat to someone who knows what they are talking about.

Useless
Rising damp and no interest in fixing the issue, When I kept pushing they decide to serve me a end of tenancy instead of fixing the issue.
Seems like there is a common theme looking at the reviews on here and now they don't even refund for the full deposit because i didn't take photos of things like a light bulb working, Which i find ludicrous.
Be very careful renting through these idiots, They care only about making money and not a dicky bird about who is renting the property.

We have been able to investigate your comments further, and whilst we understand your frustration, we can see our team were in communication with both the Landlord and yourself to discuss extending your tenancy toward the end of your tenancy. Notably the Landlord was keen for you to continue your tenancy, making several offers over the course of the communication. Alongside this, we note that works were previously completed at the property relating to a leak from the gutter amongst other things, with the Landlord keen to ensure the property was in a good state of repair.
Please note all of the deposits held are registered with the Tenancy Deposit Scheme (TDS) and we follow their guidelines in relation to any proposed deductions at the end of a tenancy. Every tenant has the option to dispute any proposed deductions directly, and then subsequently with the TDS independent adjudication service should they wish to.

A great experience
Franca and Lisa were both great throughout the whole process of selling our house. From arranging buyers viewings to helping liaise with our buyer throughout. Their photos are great quality to help you express the potential of your home and we would use them again.

Unreliable and dismissive
I strongly advise against renting from Philip James as our experience with them was nothing short of appalling. Throughout our tenancy we encountered multiple issues with the house but despite repeatedly reaching out for help they failed to take timely action, leaving us to live in a house that was completely uninhabitable. Their communication was equally frustrating; phone calls would ring endlessly before disconnecting, and emails were ignored for prolonged periods of time. The only time we received a meaningful response was when we escalated the issue and threatened legal action- something that should never be necessary just to receive basic maintenance. To make matters worse, they failed to properly inform us about the transfer of our tenancy to a new landlord, leaving us in a state of complete uncertainty as the condition of our home continued to deteriorate. The lack of professionalism, responsiveness, and accountability we experienced was beyond unacceptable- if you’re looking for a letting agency that actually values its tenants, I strongly recommend looking elsewhere as Philip James has proven to be nothing but unreliable and dismissive.

Regarding maintenance, it is important to note that, by nature, these issues can sometimes be unpredictable. While we strive to address them as promptly as possible, the landlord has their own contractor in place, which means we have limited control over the timing and scope of repairs. That said, we understand how vital it is for repairs to be carried out in a timely manner, and we’ll continue to work on improving this process.
We regret that you found it difficult to get in touch with us. We're currently implementing additional systems to improve communication, but positively, we do see that responses were sent throughout your communication. We aim to ensure our communication is to the high standard we pride ourselves on, so apologies if you did not feel this was the case.
As for the sale of your property, we endeavored to communicate the completion and new management details as quickly as possible, however we were awaiting updates ourselves in relation to these. That said, we understand how unsettling such a situation can be, and we appreciate your patience as the transition took place.
Once again, thank you for your valuable feedback. We take it seriously and will continue to improve based on your experience.

Useless Cowboys AVOID
Having had properties with Philip James for over 10 years I can only conclude that they have no interest in customer service. All they care about is income no matter the consequences to landlords or sellers.
A flat was rented out to a tennant who I'm told apparently went through all the necessary checks. However they were always late paying and despite my repeated concerns when they did vacate the property it was left in the most disgusting state including animal faeces!! Philip James accepted no responsibility whatsoever despite me being a landlord for over 15 years.
I decided to sel the property. They promised a quick sale However some 7 months later with 3 buyers all pulling out for various spurious reasons the property is still on the market. N apologies,poor communication ,I always had to chase them for an update or even any acceptance of any responsibility for the obvious lack of checking prospective buyers
Unprofessional cowboys at best.
There are many much better and certainly more professional agents out there. Avoid please it will only cost you a great deal of money

Following our investigation, we believe our management has been conducted fairly and in line with our service standards.
Whilst every effort is made to ensure issue-free tenancy, this isn’t something are able to guarantee, and steps were taken to manage the situation with the previous tenancy. The tenants actions are not indicative of the service provided by Philip James, and unfortunately the previous tenant abandoned their pet in your property. Our Property Management team took swift action to rescue and re home the pet as required, and the actions of the tenant are exactly that, their actions.
In relation to the potential sale of your property, our Sales Team have performed well in our opinion, sourcing 3 potential buyers for your property in a short period of time. The proposed sales unfortunately fell through due to delays outside of our control or misinformation provided by a third-party. The appropriate due-diligence was completed by the Philip James Team throughout the process, with our Sales Progression Team working hard to try and get the completion over the line.
At Philip James, we value all of our clients, and work hard to ensure the service provided from every department is to the highest standard. We appreciate all feedback, and welcome the opportunity to discuss our services with any interested party.

Oversee the chain better
A member of the sales progression team wasn't overseeing the chain and it caused a two month delay. They did rectify this and service improved but standards need to be better.

New app is great - special mention to Sharon.
I have recently installed the new maintenance app to report issues, in which it is a great upgrade from Philip James.
Previously, reporting said issues was somewhat unreliable, as often you wouldn’t even get a response and if you were lucky to, it rarely materialised.
However, we have since used the app twice and received great support from the office team and the contractors carrying out the work.
A special mention to Sharon, we raised an issue Thursday morning and by Monday morning we had been contacted regarding access to the property to resolve our issues.
Sharon communicated excellently with us and was some of the most attentive service myself and partner have received - a credit to Philip James.
