Review: I am incredibly disappointed with the service from T Payne & Co after dealing with them across two separate tenancies. While our emails are not completely ignored, the actual underlying issues are never addressed or resolved. The office appears completely uncoordinated, with too many people trying to handle the same tasks. This lack of structure leads to total confusion, conflicting information, and an entirely unprofessional service. On top of the chaos, we have felt that the truth is being hidden from us rather than being handled with transparency. It has been a highly frustrating and stressful experience. I strongly advise prospective tenants to look elsewhere.

Awful agency, They supported a greedy landlord in their attempt to cream a chunk off our £3000 deposit forcing us to raise a dispute. We eventually won all of our money back but the claim was so brazen that the immorality and audacity was mind boggling. It severely delayed the return of our money, caused as a lot of stress and actually cost us money. The claim was £500 to replace one sheet of wallpaper which was already stuck on with sellotape before we moved in with identical before and after photos. Well documented by the inventory company they hired. Blatant attempted theft in my mind. It has raised the question about how they use clients money. We had to wait for the whole £3000 back because of this false claim. In addition throughout the tenancy there was really poor communication and terrible response to issues, if they bother responding at all. Cowboys.

We went to see the apartment that was available for rent, we liked it. We did all the checkings, filled all the forms, all good. The agent we met insisted to us on talking with the actual landlord to tell him that we are leaving from his apartment. After we did that, he told us that the house is no longer available so this created a very very very unpleasant situation with the actual landlord that almost didn't wanted to let us stay anymore in his apartment. This company is a total shame and scam

We bought a house through Payne & Co 10 years ago and we have just sold the same house with them. They are always friendly and always helpful. Very efficient and I would highly recommend them.

I lived at 12 Wellwood Road for 3 months. I called Colin to explain that the gas meter is -£20, which means the person who lived there previously hasn't paid, he said not to worry about it, of course, if he said so I haven't emailed to have a prove but I took a picture of a meter which shows the true. When I moved out I had + £30 left and as you all know you can't take it back from the meter, therefore I emailed the agency to get my £50 back and they have said they don't have a record of it and nobody reported to them although I spoke with Colin on the phone the day I moved. When I called Colin to ask who the water and energy supplier is he gave me the wrong information. They also charged me £90 for checking the flat after I had left the property although they had never been inside to check it as I had confirmation from Marie who lives downstairs. When I moved into the flat it wasn’t painted, I had to do that at my own expense. Also, I complained about the broken window from the hallway which they haven't seen it for years I guess after the look of the house.
The interest of the agency to help you is 0. I will never recommend to anyone their services. Awful experience.

From the get go Imran Hussain was open, honest and explained everything down to a T. He had the knowledge of a vendor, buyer, valuer and broker all rolled into one and got everything sorted in less than a week. A big thank you also to Jacqui, Ken fir adding to the experience. The entire team effort was tremendous.

He changed my entire outlook on buying and selling. Imran has put me in touch with reliable and trustworthy brokers and solicitors who haven't failed either. His expert knowledge on property investment truly helped in making an informed decision.

Not doing due diligence with new tenants
Not sending us invoices require payment resulting in court summons
Not advising us when property run down needing attention
Poor communication
Not offering correct advise legal aspects tenancy

The stuff was very hellpfull, nice and very prompt.

Mediocre, but to be fair that's better than a lot of agents in the area

Tried to buy property through them, After some back-and-forth offer was accepted but we didn't go through as the client showed they could not be trusted.

Staff are decent salespeople, communicated well, certainly a step above the norm for what I've seen of estate agents locally.

However I'd say there for lack of better word client management was quite poor. The seller passed on quite a lot of inaccurate information to us early on about their position, which Payne did not seem to take much effort to check it/gave far too generous benefit of the doubt to the point where ultimately we had to withdraw.

It would make me a little cautious, about buying a property through them again as I know they're willing to work with clients who I really don't see as particularly aboveboard (I would need firm evidence what the client said was true).

Moving into our rental property via Payne and Co went very smoothly as did the duration of our tenancy. We were burgled earlier this year and Payne and Co hired a contractor to fit restrictions on our windows. Unfortunately, now that we are moving, this letting agent has become an absolute nightmare. The agent is refusing to give a reference to allow us to move into a new property (through a different letting agent) and are delaying the whole process. We have been excellent tenants with timely payments and our home is in a better condition than when we moved in!! Furthermore, the two agents responsible for giving our reference are refusing to talk to us or call us back and so we are left to talk to a regular agent who is clearly out of his depth. Astonishingly unprofessional service!

Average at best. Nice polite staff but lacking in other areas.

As a tenant, I have been impressed with their efficiency and fairness. They have been sensitive when showing new tenants around and always check that its convenient. They are always happy to discuss any issues and always call back when they say they will. In addition, they have handled neighbour disputes with diplomacy and tact.
