The Bad Old Days

These guys have gone way downhill. When I initially rented from them four years ago they were efficient, effective, and customer-focused. Since then their staff has turned over and they have become amongst the worst of London's estate agents, focused solely on extracting as much money from tenants as they can and showing no interest in maintaining properties, respecting long-term relationships, or anything except lining their own pockets. This company now reminds me of the bad old days when unscrupulous landlords and agents would conspire to sweat crappy properties as desperately as possible. Landlords who care about their assets and who want long-term tenancies should avoid, and prospective tenants should run like the win.

Extremely terrible and incompetent

Extremely terrible and incompetent. I would never recommend anyone dealing with these estate agents - as they are worst bunch of people. These are the people that give estate agents a bad reputation.

I already wrote a 1 star review about…

I already wrote a 1 star review about this agency with many detailed examples of why it's the worst agency I had the misfortune of dealing with in 12 years of renting in London. However, bad things keep happening so I need to write another one. I moved into the property they rented me less than 10 days ago. There is a broken light in my bedroom that was already broken before I moved in. The room is big and there is another light, but it's located to the opposite corner of the room and it's not sufficient. The room is very dark. The landlady refuses to fix it even though she has to, by contract and by law. I can't talk to her directly cause the property is managed by Outlook and I always have to go through them. It's a very inefficient system cause the physical agencies do not deal with anything else rather than showing you the properties basically. So you have to contact somebody working in a office that never answers your calls and wait a long time for your emails to be answered. It's frustrating, time consuming, and many pieces of communication get lost in the way. The agency is siding with the landlady and they keep asking me the same things over and over again, even if I keep explaining and giving them the same answers over a d over again. I will NEVER use this agency away. Please, stay away or you will regret deeply.

Poor quality service

Poor quality service. I been waiting 4month to have something fixed in the house, they came at the beginning fixed the problem momentarily but of course the things get broken again
Late replay, they say someone will come and then it never happens.

Avoid this feckless company

Terrible agency, they really don't care about the people who pay their wages and are happy to leave properties at risk as a result of their own incompetence. It's impossible to get hold of anyone at this agency. Emails go ignored. The phone isn't picked up or the right person is never available and never calls back. If you go through the automated system and pretend to be a landlord then suddenly they get a bit more responsive! I had a viewing in my flat during Covid so left the property just before they arrived with my door open. They never let me know when the viewing was over so after waiting a while I returned to my flat with the door wide open and no one around! Anything could have been stolen in that time. The excuse was that they had written a text but it somehow hadn't sent. Blatant lie. Hopefully a declining rental market will trim these cowboys from the industry but not before they reply to my emails...

I had a very good experience with Outlook Property who were very professional in finding tenants for us in a difficult market; they were unrelenting in trying to find tenants for us through out the search process. Thanks to both Perry & Will for their support!

Worst experience of my life.

I wouldn’t even award Outlook Property a one star rating. They are without a doubt the worst estate agents I have dealt with. The property management team are incompetent and quite clearly have no care for the health and safety of people they home. Whilst some of the property management team may have the ARLA qualification listed in their signatures, it is quite clear they have no idea as to how to effectively manage a property and customer expectations. I have spent over nearly a year being fobbed off and dismissed by staff members who quite clearly have a personal issue with myself due to my highlighting of their failures. The property management team provide nothing but lip service. After various complaints over the year as to how staff members had treated me and the serious issues in my property and block, nothing changed. They do not listen to their customers and instead have a disgraceful attitude to their customers and their role as a letting agent. The stress caused to me by the incompetent property management department is indescribable. The one thing they are good at, is taking zero accountability, and treating customers as if they are the problem. The aim of my complaints were to address long standing health and safety issues for the safety of all in the building, however Outlook are not concerned by living or dead Rodents in properties, leaks (waterfalls) in Electrical Intake Cupboards or Fire Safety - considering the severity of the issues here, and their inability to resolve them, I would urge you to not risk your health, safety and sanity by renting with Outlook. They are more than happy to work with rouge landlords who refuse to take responsibility for their obligations as a landlord - they then use this as an excuse for a year before finally telling you they are unable to help - the landlord was always the priority through my year of issues, never the people and children living in these disgusting circumstances. PLEASE do not rent with Outlook, there are many other estate agents who care about their customers a lot more than the awfully rude people at Outlook. If you do rent with Outlook, get ready to beg for your issues to be addressed, to be dismissed and eventually have to leave the place you made home because you cannot deal with them anymore. It is an absolute disgrace that a company like Outlook are allowed to operate in the way they do.

This company is one of the worst…

This company is one of the worst companies I’ve never dealt with. At first, I didn’t trust the negative reviews on here & I decided to try them but trust me, exactly what bad experiences people had with them is exactly what I faced. They do not reply to your email/messages, they wasted my time for viewing after showed interest and put in an offer and they never got back to me and when I do chase them up for an updates, they don’t reply. Please avoid this company called OUTLOOK, they’re time waster. The Dockland branch was the branch I dealt with and George was the protagonist

Worst estate agents I've ever used - Please avoid!

I can't stress enough, how disappointing and stressful our experience has been with Outlook property. I've rented properties using a number of different estate agents in the past and none of them comes close to Outlook. We moved in to our 2 bedroom flat and the issues started immediately. We had no inventory done on the property prior to moving in, we wasn't even given a welcome pack or instructions on what keys are for which doors so it started off with a guessing game and we were never given a key for our postbox which meant the whole time we lived there, we had to knock on our neighbours to ask them to unlock it for us. I made them aware of these issues from day 1 and nothing was done. The property was left dirty (dust everywhere and food crumbs in the oven) and this was during the 1st of the pandemic lockdown's (April2020). All the lights had been removed from the walls in the communal stairwell which meant we had to use a torch on our phone to get up and down the stairs and the smoke alarm was covered up!! (This was so dangerous, especially the fact that it had started to get dark, I was 5 months pregnant at the time and this was the only way to exit the building). We notified Outlook of the issue, it took them 3 months to come and fit bulbs and longer to remove the cover from the smoke alarm. We couldn't even fit bulbs ourselves temporarily or remove the cover as the ceilings are 12ft high. Then our washing machine broke, it couldn't be fixed and it took them a month to get a new one for us (they even suggested I take our clothes to a launderette, again pregnant and during a pandemic). Our list goes on... We eventually decided we couldn't stay in the property with such little support from the property management so gave notice to leave. It's now been a month since we left and they still have some of our deposit. They ended up charging us for a professional cleaner when we didn't receive this on arrival. I would highly recommend using other estate agents! Even if you see a property you like under Outlook property, I promise you now, it's not worth it. The amount we had to pay to leave early and all the stress that came with it meant we ended up hating the flat. It's a shame you can't select 0 stars because personally, I don't understand how they're still running as a business. Good Luck to anyone renting properties with outlook and I really hope you don't receive the same treatment we had.

Unprofessional

We rented our property out via Outlook. Our tenants moved out and no one told us! We therefore had an empty property for 3 weeks. They didn’t even go round to check it was locked let alone contact us, to readvertise. We were therefore substantially out of pocket. I was also worried that the place could have been vandalised.

When we complained, I had to ask for the complaints procedure 5 times before they sent it. Once we complained via the formal channels, we had to appeal twice, when they finally paid compensation (they only did it because I made it clear I would appeal to the ombudsman service... which they hope you don’t know about!).

Following which we disputed the deposit retention by the tenant. Outlook completed the first draft of the deposit dispute, as they were acting on our behalf. When we reviewed the draft, it was so poorly drafted, it never would have stood up (actually made no sense). I rewrote the entire thing and we were successful. I SUGGEST YOU TRIPLE CHECK ANYTHING FROM THIS AGENCY.

Even when the funds were refunded to outlook, they took 3 weeks to send to us. Totally incompetent. Insane how they are ceasing to exist. I suggest using openrent and managing yourself - no value out of this company!

No hot water for 3 weeks

No hot water after the boiler stopped working 3 weeks ago. They eventually sent a plumber last week who worked hard for 3 hours but was unable to repair it. Imagine everyday having to boil the kettle and attempting to shower with a cup? It’s winter, it’s cold and we’re in a pandemic. The company generally pass the buck and say someone else deals with whatever the problem is. Not helpful.
5 years paying nearly £1600 a month never missing a payment and this is how they respond. Truly awful.

Excellent Agency

Excellent, professional service when helping us find a home in Dalston. Abbie was always quick to respond and help us with any issues. The whole process from referencing to moving in was made very smooth.

Holding onto deposits illegally

I moved out of my apartment well over a month ago after being a ‘model tenant’ in their words and have still not received my deposit back. First of all they did not contact me within 14 days proposing how much of the deposit to return and when I chased them up I was sent a list of deductions that were physically impossible such as carpet cleaning when there were no carpets in my apartment. When I challenged them as to why they were trying to scam me they have ignored my emails and calls since. Nothing short of illegal and I am now going through the tenancy deposit scheme to claim back what is mine.

They did not respond to my emails…

They did not respond to my emails regarding Covid19 and distancing measures, they lied about free cancellation, they lied about the cost of the property.
They were generally unpleasant to deal with.

Totally unprofessional

If you’re expecting professional service, then look elsewhere, and read my story about what kind of mess this agency is:

1) After my first year when tenancy was due for renewal, I was sent the renewal documents online and signed them. That was about 2 days before the end of fixed term. A few days later, they call me to come to the branch as soon as possible, to sign backdated documents. Apparently, renewals were not business priority and they forgot to process the documents online before they expired

2) After I sent my termination notice, they started search for a new tenant. First person viewing booked the property and the agency informed me that there would be no more viewings. About a week later I went for holidays a few time zones away, and in the middle of the night the agent starts to bother me that she needs to access the property for an extra viewing or the new tenant wouldn’t sign and the deal would fall through. Obviously, the property was not ready for viewing, but after an hour I found a workable solution, and then she realizes … that she doesn’t have access to keys. The deal fell through, but it later turned out that there was a spare key with the agency. As if this wasn’t ridiculous enough, another 2 weeks later, also while away travelling, I got a random call from her manager: ‘I’m at the property for a viewing, but I cannot access’. Scheduling is one of the basic skills you’d expect from an estate agent, but they’re certainly missing it.

3) Now comes the best part of the story. Finally, I moved out, and requested my deposit to be returned. 15 working day deadline for proposing deductions and deposit refund passed. I sent an email, another email, called up the branch manager and no effect, often no response. So, a month after moving out I filed a complaint with TDS. Another 2 weeks later, as if understanding the very clear provisions of the contract was too difficult, they messaged me that they would be searching for deductions for cleaning and other minor issues. When I submitted my evidence statement to TDS, proving their breach of the tenancy agreement, they realized they stand no chances, and refunded me in full within a few hours.

Very bad experience with this Outlook

Very bad experience with this Outlook. Know nothing about the property itself and very impatient when answering the question. Will even not notify your offer status after submission until you chased them for several times, and then you get to know the property is already under offer. Will not choose them anymore or recommend people around me. Feel very frustrated and disappointed.
