I have used this company for every one of my buy to lets so far and everything has gone really smoothly. Even when there has been an issue the girls have been straight in the phone and sorted it all for me. I have also secured a couple of properties through them too and again I can only speak positively about my experience.
Both Georgias and Holly have been great to deal with and any new properties I acquire I will be going back to them.

⭐ 1 STAR — Absolutely dreadful experience with Property Box

I honestly cannot believe how poor the service has been from Property Box, particularly after the experience we’ve just had with the Darlington branch.

We applied for a property through Property Box. Initially, the property went to somebody else, but it then immediately became available again. We contacted them, arranged a second viewing, and decided we wanted to proceed with the property.

You would think that, when someone is prepared to hand over around £2,000 to rent a property and potentially stay there for 5–10 years, the level of customer service would be good. Unfortunately, that was absolutely not our experience.

We were constantly having to chase them for updates. I reviewed the property and raised three issues that needed addressing. I asked Harry, the agent, whether he could contact the landlord and ask if these issues could be dealt with within the first 12 months of the tenancy. Harry told me he would get back to me that same day.

He never did.

Despite this, we continued receiving emails telling us to pay the £180 and sign for the property.

This is where I started thinking: if I’m having to constantly chase an agent before I’ve even moved in and before they’ve received thousands of pounds from me, what is it going to be like when I actually need something repaired?

The experience with Harry was honestly one of the strangest and most uncomfortable experiences I’ve ever had with an agent. During the viewing, he was constantly twiddling his fingers and playing with his keyrings, barely making eye contact, and seemed unable to answer straightforward questions. We left feeling extremely uncomfortable.

And that’s heartbreaking because I absolutely loved the property. It was perfect for me, and I genuinely could have seen myself living there for years. Unfortunately, the people handling the tenancy completely put me off.

I’ve been a tenant for seven years. Throughout that time, I have paid £1,000 a month and have never missed a rent payment. I take pride in the properties I live in, look after them, and make them feel like home. I don’t sit there asking my landlord for money to make improvements either — I’m more than happy to put my own money into a property to make it somewhere I’m proud to live.

I was prepared to do exactly the same with this property. I wasn’t looking for somewhere to live for six months and move on. I was looking at making it my home for 5–10 years, paying my rent reliably and investing my own money into improving and maintaining the property.

And that’s what I think Property Box needs to realise:

You are potentially costing your landlords some very good tenants.

A landlord could have a reliable, long-term tenant standing right in front of them — someone who pays their rent, looks after their home, wants to stay for years and is even willing to improve the property themselves — but that tenant can walk away because of the experience they have with the agent acting on the landlord’s behalf.

I’ve since read some of the other reviews and, honestly, I now feel like we may have had a lucky escape. If getting into a property is this difficult, I can only imagine how difficult it could become when you actually need a repair or have a genuine problem.

Harry also told me that all the negative reviews were supposedly from the Newcastle branch.

Well, here’s one from the Darlington branch.

I would personally avoid Property Box based on our experience. I wouldn’t recommend them to a tenant, and if I were a landlord, I would seriously question whether this is the company I wanted representing my property.

The property itself was fantastic. The experience with Property Box was anything but.

Absolutely shocking customer service. Don’t waste your time.

This company took over the management of the property I have let (with no issues for 9 + years) in July. I immediately changed the payment the bank details supplied by them. They are yet to confirm any rent has been received despite the address being used as the payment reference. There was also a huge mix up with which property was assigned to me. Hugely disappointing

IV never delt with such a bad lettings agent in my life threatened to evict me over a fabrication of rent refusing to accept the fact I have sent it and refused to do repairs since they took over the property

Nice, friendly and efficient

My experience with My Property Box managing my small HMO has been extremely disappointing.

The most concerning issue has been the repeated financial errors. During the last 3 months, rent payments for individual rooms were not paid at all. I have also been charged the management fee twice multiple times, and I had to identify the mistakes myself and repeatedly chase for them to be corrected.

When rents were increased, the new rental amounts were not reflected at all in the payments I received, despite the changes having been agreed.

My Property Box has a serious issue with their financial administration system.

The communication has been equally frustrating. Emails frequently go unanswered, and while I have occasionally managed to speak to someone by phone, the agreed actions often were not carried out.

It has become a recurring pattern of having to follow up multiple times on the same issues before anything happens.

As a landlord, I pay a management fee so that I don’t have to spend my time checking accounts, correcting errors and chasing the managing agent. Unfortunately, I have found myself doing exactly that. Instead of providing peace of mind, the service has created additional work and unnecessary stress.

Mistakes can happen in any business, but repeated errors combined with poor communication have left me with very little confidence in the management service.

Based on my experience, I would definitely not recommend My Property Box to other landlords.

Most horrible agency you can find. They put charges for which they have no accountability for, do not answer questions or respond and provide 0% service. A total spam and stay away from them at any cost.

I recently used Georgia to manage the letting of my property in Stockton and could not recommend her highly enough. From the outset she was honest and straightforward with her judgement, which as a landlord is exactly what you need. No flannel, just clear, considered advice you can trust.
She was quick to respond throughout the whole process, which made what can be a stressful experience feel genuinely seamless. The property was tenanted quickly and the move-in itself could not have gone more smoothly.
Georgia is exactly the kind of agent you hope to find. Professional, reliable and genuinely on your side. I will absolutely be using her again.
