We purchased a new-build home from Mulberry in 2023. Whilst the sales process was professional and positive, our experience after moving in has been extremely disappointing.

Following completion, we commissioned an independent professional snagging survey, which identified over 100 defects, including around 30 significant issues. These ranged from poor workmanship and insulation concerns to bathroom installation problems, brickwork defects and other more serious construction-related issues.

The snagging process was lengthy and frustrating. Mulberry’s approach appeared to rely heavily on individual subcontractors returning to rectify defects under warranty, which often left us dealing directly with suppliers who had little ownership of the overall customer experience. As a result, progress was slow and required considerable effort on our part to manage and follow up.

Customer service after purchase fell well short of the standard presented during the sales process. Communication was often delayed, and at times we felt our concerns were not being addressed in a timely or proactive manner.

Although many issues have now been resolved, several significant problems remain or have required us to incur our own costs. These have included water draining into the garage from the driveway, incorrect roof tiles being used during remedial works, and ongoing sewage odour issues both around and within the property.

My advice to anyone purchasing a Mulberry home would be to invest in an independent professional snagging inspection as early as possible. Unfortunately, our post-purchase experience has left us extremely disappointed, and had we known what would follow, we would have seriously considered buying elsewhere.

I recently moved to a new home at Middleton Meadows and Matt James and Steve Kelly have been so helpful. Nothing is too much trouble, they go above & beyond to help; as is to be expected there is snagging but they organise these issues to be addressed very promptly, and always with a smile!

There are not enough words to describe the wonderful service I received from Karen and Faye when purchasing a house through Mulberry Homes. From the very beginning, they made the whole experience feel warm, welcoming, and genuinely enjoyable.
Although it was a very quick purchase, it turned out to be one of the happiest house-buying experiences we could have hoped for. Karen and Faye were responsive, friendly, and incredibly supportive throughout the entire process. Nothing was ever too much trouble, and they always kept us updated every step of the way.

We had a seamless journey in purchasing our lovely house at Houlton. Karen and Faye were very supportive, keeping us abreast of next steps and made sure we understood every process.

I viewed a property recently at Mulberry Homes (Felsted Gate). Paddy showed me and my daughter around a couple of the smaller properties. Although I loved the 2 bed house, once returning home I felt the timing was not right so I am not going ahead (although I might in the future). The property itself was finished to a very high standard and the other houses were beautiful too, I know it would be a great place to live. A special thank you to Paddy for sharing information and always being there to answer my questions.

We have had an absolutely fantastic experience with Mulberry Homes at Houlton. From our very first visit right through to picking out our final choices, Faye and Karen have been exceptionally helpful.

Karen spent so much time showing us around the site and guiding us through the different property types that worked perfectly for our budget. Faye truly went above and beyond to help us every step of the way. They completely took the stress out of the process and made buying our home fun, relaxed, and enjoyable.

We are absolutely delighted to have secured the Humberstone! Another massive bonus is the excellent choice of included options with Mulberry Homes; things that would be charged as extras anywhere else are included here.

Avoid buying from these snakes. Had a deposit down and reserved a plot..10k in extras paid..exchange contracts complete. Went behind our backs and re sold our property on rightmove behind our backs for 30k more. Didnt want to return our extras money either! Outrageous company and we are still out of pocket today. Avoid at all costs

We moved into our new home built by Mulberry Homes in Middleton Cheney, Banbury at the end of April 2026.
The site Managers Matt and Steve have provided us with excellent service in terms of any snagging issues and helping us with plumbing in our washing machine and dishwasher. Their communication has been excellent and they are always polite and customer focused whatever you ask them for.
Prior to moving we dealt with Elizabeth in the sales office who made us feel very welcome from the first time of meeting her and she assisted us all the way through the purchasing process and stayed in contact throughout our protracted sale and kept everything on track for us.
We feel we have made the right decision to move at this particular time in our lives and the service we have received from the Mulberry site staff at Middleton Cheney has been second to none.

In short - we absolutely love our house and where we live. We feel extremely lucky that we found such a beautiful estate to raise our young family. We viewed many houses and looked at various new build estates over a two year hunt - from the moment we saw The Mulberry estate in Felsted, it had a particular, special edge.

I want to say a huge thank you to Jodie, who made the impossible possible with our extremely stressful house sale. Dedicated doesn't begin to cover it!

Matt, the site manager, and Paddy, sales exec, have continued to support us as we settle into the estate. We always feel heard, and nothing is too much for them.

As we frequently say to each other sitting in our gorgeous garden, "it feels like we're on holiday".

From the moment we arrived at the sales office at Mulberry at Houlton we have had a fantastic experience. Karen and Faye at the sales office helped us choose the perfect family home for us. They were both incredible throughout the whole process, nothing was ever too much trouble, communication was excellent and we felt really well supported by them both throughout our whole journey and beyond.

We used the Mulberry recommended solicitor when buying our new home- Kate McNamara at Band Hatton Button Solicitors- who I can only describe as exceptional! Kate’s hard work when selling our existing home (which turned out to be more complicated than expected) and purchasing our new home was amazing, we felt really lucky to have Kate supporting us through the process and we managed to move into our home just before Christmas.

Once moved in we honestly couldn’t have been happier. We had some initial teething problems with our heat pump (might have been user error rather than a heat pump fault) but we had Alfie and Julian on hand to support us through the process- again the communication and support with this was excellent.

George from Mulberry managed our snags- we didn’t have many snags and nothing that isn’t to be expected from a new build- again George was brilliant- all of our snags were corrected quickly and efficiently. George co-ordinated the appointments around our family/ work life and kept us in the loop of progress. The work completed was always to a very high standard and the contractors that arrived to complete the work have always been friendly and professional.

We have lived in our new home for almost 5 months now and we love it. Houses are still being built on the site, but that said the site is always safe, tidy and well maintained, all members of the Mulberry team we’ve met working on the site have always been friendly and approachable.

Since living here we have got to know Alfie and Julian (site managers) who are always around and always happy to answer any questions we’ve had or help with any queries. Again the aftercare on site and their knowledge has been brilliant.

We couldn’t recommend Mulberry homes enough and we feel very lucky to be living in our new home.

Our experience with Mulberry Homes Houlton has been extremely disappointing, particularly with the poor quality of the property at handover and the lack of professionalism when issues were raised.

When you purchase a brand new Mullberry Home, you expect it to be finished to a high standard and ready to move into not handed over with numerous defects that require constant follow-up and disruption to daily life. Our independent snagging report identified a significant number of issues, many of which did not meet NHBC tolerances and should have been resolved before completion.

Instead of taking responsibility, the Senior Site Manager, Mark questioned why we had hired a professional snagger at all, insisting that they “build good homes” and you shouldn’t have wasted your money. This attitude was frustrating, especially when the report clearly showed otherwise and furthermore I can spend my money how I like to!

Snags are inevitable, however due to the great extent of the poor quality at handover, it has caused a massive inconvenience for us as new homeowners, with repeated visits from tradespeople needed to correct work that should have been done properly the first time. Having contractors constantly coming in and out of your home after moving in is stressful, disruptive, and not what anyone expects after spending so much on a new-build property.

Most snags have been a challenged, all though the report references NHBC guidance points. Luckily our Snagger has been supportive in getting Mullberry to take accountability!

Overall, the experience has been mentally exhausting. Mullberry homes are not able to provide high quality houses when they are trying to build so many! They have got too big for themselves! Is this the new definition of the Mulberry Homes Experience?…

Very clear and patient explanation of house purchasing process and options available by sales person Helen.

Very poor finish.
The house was basically Not Ready when we completed.
Not cleaned adequately either.
Far too many snags.
Private snagging consultant said our house was Not up to NHBC standards.
Now we are waiting to have masses of work done to our house after we have moved in.
It should all have been completed Before we moved in.
Now we have to deal with all the mess and inconvenience.
This is Not what was sold to us and Not what we expected from a Company that describes itself as
“Where High Spec comes as Standard”
That is completely untrue.
Buyer Beware.

We have recently moved into a development in Roxton. Moving to a new build is always complex and we had the added complication or blessing of being around from the early stages.

With Mulberry Homes, we had a degree of flexibility and potential upgrade options which are not normally available if you purchase a plot already completed. Whilst this can give you the agony of choice, we could also personalise our home to how we wanted it. Graham in the initial stages and Gail and Bailey later on made themselves available for appointments, arranged site visits and kept us updated with how things were progressing.

We were able to make some bespoke upgrades to the garage which was dealt with by Greg, the site manager. He was able to help, negotiate and make our plans a reality.
On our move in date Greg was available to explain all the workings of the heating and appliances and checked on us after 3 days to make sure all was running smoothly. Greg visited us after 1 week to do the usual snagging list and arranged for the work to completed within a timely fashion, we found that we could approach him at any time and arrange times to get things done. No arguments, no excuses, anything damaged was fixed or replaced. The secret the three of us found to get things done is to be patient, trust each other and the inevitable snags will be sorted. So far it has worked really well and Greg has worked hard to rectify things, nothing seems to much trouble for him and has made the process much smoother for us.
The tradesmen has all been a joy to meet and have always been polite and friendly
And always cleaned up after completing there work.
We would definitely recommend Mulberry homes as the spec seems to be a higher grade than others we looked at.
