Utterly Disgraceful Treatment — Zero Accountability or Care for Tenants
My experience with Leef Properties has been nothing short of disgraceful. I have never dealt with a company that has shown such a complete lack of accountability, empathy, or professionalism.
I was a spotless tenant — paid every month on time, left the property in excellent condition, and even paid the early release fee when I needed to leave before the end of the agreement. Despite this, I was repeatedly treated with dismissiveness and indifference by the team at Leef.
The worst part of the entire experience was the behaviour of individuals such as Oliver and Vikki, who consistently hid behind contract wording instead of acknowledging the very real failures in their own processes. Even when it became clear that the property had not been properly advertised due to an error on Leef’s side — an issue that directly prolonged how long I was forced to pay rent — they refused point blank to accept any responsibility.
Every communication I received from them was cold, robotic, and completely devoid of empathy. At no point did either of them show the slightest understanding of the financial and emotional stress this caused. The attitude was essentially: “Not our problem, keep paying.” The way they spoke to me, the lack of urgency, and the refusal to even consider that they might be at fault was absolutely disgusting.
Instead of dealing fairly with a tenant who had always acted in good faith, they chose to repeatedly quote contract clauses as if that somehow excuses poor service, poor communication, and a clear failure on their part. Their behaviour showed a total disregard for basic decency and a shocking lack of care for the people they are supposed to serve.
In my opinion, Leef Properties demonstrated:
• A disgusting lack of accountability
• Shockingly poor customer service
• Dismissive and scripted communication
• Zero empathy or willingness to resolve issues
• An unwillingness to acknowledge their own mistakes
• A culture of blame-shifting rather than helping tenants
This entire situation has left a genuinely awful impression of the company and of the individuals representing it. Based on my experience, I would strongly advise others to stay far away from Leef Properties. The treatment I received was appalling, and no tenant should ever have to go through what I did.
If you are considering renting through them, do yourself a favour — choose a company that actually cares about its tenants.

I want to share my bad experience with Leef Property. I dealt with them for a year, and once the tenancy ended, they refused to return my deposit. They kept giving excuses and unrelated reasons to hold it back.
We took good care of the property and never complained, even though there were many issues. The property wasn’t even clean when we moved in, yet they still tried to blame us.
Please be careful and don’t trust them like we did. We thought they were professional, always paid on time, and cooperated with everything they asked. But in the end, they cheated us. I do not recommend using their services.

Background: I have been rented several properties over the past 10 years and have never encountered a management company as incompetent as Leef.
False advertising - The apartment we rented was advertised online and in person as WiFi enabled. When our tenancy began there was no WiFi installed and we weren’t allowed to install our own. Leef did not seem to care, as no compensation or workaround was offered for this We had to buy a 5G router on a rolling contract to work from home. WiFi was eventually installed after a few months, but only after chasing Leef relentlessly and threatening to void our tenancy for their misrepresentation.
Security - The main entrance to the apartment building might as well not have existed. The magnetic lock on the door was constantly broken. Because of this, it became a hot bed for homeless people in the local area. They would camp in the building, bang on doors, and even smoke and defecate in the hallway. I returned home once to find a homeless person passed out with a lit cigarette next to the mailboxes. Leef did not seem to take our complaints seriously until the police and an ambulance were called to attend one night. The lock wasn't replaced until after this incident, several months into the tenancy.
Water Damage – Soon after moving in there was leak causing water damage to the bedroom ceiling. Water was literally pouring out of the light fixtures, narrowly missing our belongings. The bedroom ceiling was bubbled and stained brown in several places. They only sent a contractor out to look at it after we pressured them because we were concerned the ceiling might collapse. The contractor said that it was fine and any damage won't be fixed until Leef could claim for the damage from the developer who owns the property above ours. It still wasn’t repaired when we moved out.
Poor Finish - After moving in we tried to deep clean the flat but could barely wipe the skirting boards properly because the paint would just come off. If you so much as leaned on the wall dry paint would come off on your clothes.
Lack of Maintenance – A maintenance request for a leaking central heating pipe had not been attended to for more than 8 months at time we moved out. I followed this up several times because it would leak when the heating was on, causing water damage to a skirting board that was becoming mouldy.
Other Issues - The immersion tank broke within a few months of being at the flat despite this being new. Water supply to the flat was disrupted several times without warning/not due to planned works. A water engineer came out to investigate one time and concluded that the water pumps had been turned off by one of the caretakers! This was on a Saturday evening with water not being restored until the day after.
Terrible Service - The property manager changed several times throughout the tenancy, presumably they didn't enjoy dealing with all the issues the tenants were facing. If you managed to get through to someone, it felt like talking to a wall. There is no contact for out of hours or for emergencies. Trying to contact Leef to deal with all the problems we experienced in the property felt like a full time job at one point.
Deposit - When moving out we inadvertently left behind a toilet brush (in good condition), as it was hidden behind the toilet. We also had to remove an A4 sized mirror from the bathroom wall, which we put up, as one wasn't provided when we moved in (even though a mirror in a bathroom is an essential fixture!). We would have left this up for the new tenants if we didn't anticipate Leef making a fuss about this. This left some minor marks on the wall. Leef took £125 from our deposit for this!!! I offered to collect the toilet brush to avoid inconveniencing either party, but they said no even though no new tenants had moved in.
Leef are entirely irresponsible and unreasonable in my view and I would give them 0 stars if possible.

Recently rented new flat
We recently rented our new flat through Leef Property Group, and our experience has been fantastic from start to finish. Both Claire Graham and Jessica Brown have been incredibly helpful, professional, and friendly throughout the whole process.
Claire made the viewings and check-in appointments so easy and stress-free she was always cheerful, knowledgeable, and quick to answer any questions. Jessica has also been brilliant, keeping everything well organised and making the whole move in process smooth and straightforward. They are also both speedy on responses and have been a huge help.
It’s honestly been the best experience we’ve had with an estate agency so far, and we really appreciate all their help and support in getting us settled into our new home.

Property viewing
Having met Claire in person for the first time today, I can honestly say, what a positive experience. We had arranged the viewing and communication throughout was seamless. She showed me round three rental properties, whilst we discussed the layout and suitability for my circumstances. She was knowledgeable, relatable and able to answer any questions which was reassuring. The experience overall was very positive and whilst it was very comfortable discussing my circumstances with Claire, she also maintained professionalism throughout and represented the company well.
Declined, Delayed & Negligent Repairs

I was a tenant at Eldon Place, Bradford between August 24-September 25, & I had one of the worst experiences of my life renting through Leef. Due to their declined, delayed & negligent repairs & their dishonest staff.
August 24
Leaks
1X shower tray leak which caused significant damp & black mould.
1X agent also illegally entered my flat without my permission & refused to apologise.
Sept-Dec 24
Damp, Black Mould & Water Ingress
I asked multiple times for the shower plinth board to be reattached, & for black mould infested skirting boards to be removed, but Leef ignored me.
The mould infested skirting boards were only removed after I complained to Housing Standards. The shower tray began leaking again, & this was only dealt with as Housing Standards told Leef to fix the leak.
I also reported water ingress from the roof in December 24, but this was never dealt with.
January 25
Low Water Pressure
A contractor attended to re-grout the shower, but then he poured the grout down the toilet, which could have blocked it.
There was a major leak in another flat which caused 2X ceilings in the building to collapse, & the leak damaged the water pump. I then had low pressure for several weeks & was repeatedly fobbed off, & told Leef were ‘Waiting for parts.’
My washing machine also stopped working in late January, due to low water pressure & a damaged motor.
February 25
No Running Water For 3 Days
I then had no hot water for a day, as pipes burst in another flat. Our entire block of flats then had no running water for 3 days straight, due to the damaged water pump.
I made a SAR to Bradford Council & it took threats of Council enforcement action, & financial penalties against Leef, Building Managers & the Landlords for the water pump to be replaced.
March 25
Council Order
The Council issued Leef a Notice of Works, which identified category 2 hazards:
• Black mould underneath the shower had to be sealed off.
• Plaster cracks in the bathroom had to be filled in.
• Damp paint had to be used in the bathroom.
• A radiator had to be installed to deal with the damp from the previous shower leaks.
• The vinyl had to be to be left flush with bathroom fittings (this part of the order was not complied with).
• The water ingress from the roof had to be investigated, but the building managers misrepresented this as condensation.
May 25
Pests
I then had a Carpet Beetle infestation & it cost me over £100 in insecticides. I suspect the pests entered on a contractor’s dust sheet. Leef only arranged pest control in August 25, after Housing Standards wrote to Leef. But, pest control was only told to treat the bedroom & not the entire flat.
The contractor then back tracked & said he can’t see the pests, so he can’t use any chemicals. The Carpet Beetles were still present when I left this property in September 25.
May 25
Fire Door Entrapment
I was trapped in my flat for 12 hours as the door had jammed due to the door barrel, & incorrectly applied internal fire seal. This required the Fire Brigade to attend to get the door opened.
A contractor changed the door barrel, but initially declined to remove the fire seal to the external side. Even though the door was still jamming & he instead told me to apply pressure to get the door locked & unlocked. This was absolutely unacceptable as this was my fire exit & I needed to be able to leave quickly in an emergency.
He only moved the fire seal to the external side of the door when he realised I was on the phone to Housing Standards. (I audio recorded the contractor whilst he was in my home). But, he negligently reapplied the fire seal, so it caught on the carpet & prevented the door from fully opening.
July 25
Leef lied to Housing Standards
From my SAR I noted that a Leef Agent lied to Housing Standards, stating that I had declined access for a fire door repair. But, through my FixFlow messages to Leef-I was able to refute Leef’s lies.
July 25
Retaliatory Section 21 Eviction
Leef & the Landlord then retaliated against me for my complaints to external agencies about repairs, by issuing me with a Section 21 (No fault eviction). (Thankfully the new Renter’s Rights Bill will ban Section 21).
August 25
Damp/Black Mould & Misrepresentation
A contractor removed the bathroom vinyl to comply with the March Council Order, & I noted significant damp & some black mould on the wooden bathroom flooring, (from previous shower tray leaks), which Leef misrepresented as water stains.
The fire seal was finally readjusted, after nearly 3 months & Housing Standards intervention.
September 25:
• Carpet Beetles were still present.
• Damp/black mould on the wooden bathroom floor was not treated.
• An intermittent bathroom sink leak remained & water ingress from the roof continued.
