Avoid Henwick Properties
If you are a property owner looking to rent your property out, then avoid this company, Henwick Properties, like the plague. They do not carry out and complete the relevant credit rating checks on people before they even move into the property, as they took on two people to rent my Mum's house out and they both had CCJ's against their names, even before they moved in, therefore, they should not have even been allowed to rent this property, however, the father and two sons who own and operate Henwick Properties did not do this, as they should have done anyway, as that is mandatory, period.
They, the father, Garry Kaxe, and two sons, Nicholas Kaxe, and Andrew Kaxe, who own and operate Henwick Properties, also do not inspect the house at the beginning, nor at any time throughout the tenants stay in the property, and they avoid any liability with issues with the house that only happened within Henwick Properties management of the house, nor do they even offer any money for the repairs, nor any compensation for the damages from problems that happened under their management, and this fully demonstrates the very evident total incompetence of the father and two sons of Henwick Properties.
They did not carry out and complete regular checks on property, nor did they take any photographic evidence of all the house inside and out, then we could have pinpointed exactly the timeline when the problems started, and could have dealt with the serious issue in a fast and effective manner to resolve the serious issue, which would have cost a lot less than it has done.
The father, Garry Kaxe, refused to deal with me when I asked him to provide evidence of the inspections they should have carried out, therefore, that proved outright, that he was trying to run away and avoid the issues I was raising to him about this property, and the issues that they could have prevented, and so less costly to my Mother, if they had only done their job correctly, and what they should clearly do, as letting agents, and that they are paid to do. Henwick Properties is not a good company to deal with, so avoid this company, as you do not get a good level of service at all, in all aspects from Henwick Properties from when they are managing properties.
They managed this property for 4 years, and within 10 minutes of me moving into this house I found a serious problem straight away, then another series of other issues shortly after, which proves outright and demonstrates the sheer level of total incompetence of the father, Garry Kaxe, and two sons, Nicholas Kaxe, and Andrew Kaxe, who own and operate Henwick Properties.
I would heavily advise people who rent out their properties through Garry Kaxe, and the two sons, Nicholas Kaxe, and Andrew Kaxe, who own and operate Henwick Properties, to request the entire history of their letting agreements than should have all the customer data and information, such as the full credit rating reports, as there could well be cases like the ones my Mum has experienced with the sub-standard clients who rent the properties that Henwick Properties manage.
Check that the credit checks were done at the beginning of when you started using Henwick Properties, and they should be done every three years anyway, so if Henwick Properties do not have all this information mentioned, then do not be fobbed off with their excuses, as they should have all information to hand. Do not be fobbed off by Henwick Properties saying they changed systems, therefore, do not have the information you are requesting.
The bottom line is that Henwick Properties in Thatcham are to keep all records for various reasons like audits, questions, queries, and most importantly, for legal reasons, and they try to use that excuse purely because they didn't do all the required checks, and they know they didn't, but they should not try to fob people off because of the incompetency of the father, Garry Kaxe, and the two sons, Nicholas Kaxe, and Andrew Kaxe, who own and operate Henwick Properties.
