Do not work for this company! We varied out several jobs for them to fix leaks etc across their properties and spent 5 months chasing payments. We were then told by their legal team not to contact them anymore as they are not paying us. We are not taking them to court! Just check their credit rating if you’re unsure as they are not credit worthy.

The worst experience ever.
Just mentioning facts here :
1) There was a huge issue with rats infestation, council and environmental health got involved twice.
2) Fire safety doors issue.
3) Lifts not working for quite a while.
4) They take money from your account without any consent or agreement ( which could be considered a degree of theft )
5) Extremely rude and unhelpful building management reception staff and building manager.

Please guys don't even think of living in Trafford house Basildon, just learn from others mistakes, if you need proof of everything just contact me.

Omg i cant believe the reviews i am reading about infestations in trafford house. I recently moved in and a infestation of cockroaches is not ending despite having called pest control in three times.

My son is a two year old hes a toddler and wants to move around. But im scared hes going to touch everywhere the cockroaches have been and they carry so many diseases.

Its making our lives hell especially i am restricted of using the kitchen because the cockroaches are crawling up the cabinets even in the daytime.

Every time i have to open a cupboard with a tissue. I can only warm food in my microwave i cannot prepare any food. I am continuously bleaching and cleaning everywhere making sure theres less of their bacteria as possible.

Its tiring its draining both mentally and physically. I dont know what else to do. My neighbour is also having the same problem in his flat he has been here for two years and say’s he has made complaints several times but no one did anything about it. He has a toddler jus like me. It’s disgusting to put all these childrens health at risk? His friend on level 6 has the same problem too. A whole infestation is going on in this building and no ones doing anything about it. Where is the management?

The council placed us here. What else choice do I have? But to live in this hell.

If there was a choice of 0 star i wouldn’t even give it this. We are having sleepless nights because of this nasty infestation.

THE MOST HORRIBLE EXPERIENCE OF MY LIFE. INFESTED WITH SILVERFISH, INFESTED WITH RATS, RUDE STAFF THAT WILL KNOCK ON YOUR DOOR IN THE MIDDLE OF THE NIGHT. NO HOT WATER. NO HEATING. Lastly, when you move out they will take half of your deposit regardless of how clean you leave it. DO NOT MOVE IN!!!!!!! SCAMMERS!

Horrible company to rent from. Cockroach infestations, flies, rude reception staff, lifts don't work, hot water stops working periodically. Parcels get dumped in the post room and get stolen. Some of the apartments are now air B&B's so a constant influx of people coming in and out. Windows have never been cleaned since the place opened but they do hoover the corridors and wipe the glass doors at reception so there's that! 24hr concierge is non-existent - hence the sofas in reception getting stolen as anyone can walk in and out. RENT WAS RAISED by £400 per month. Save your money and your sanity, and find somewhere else.

The bin area is infested with rats!!! A serious environmental health issue !!!
Please please please reconsider before renting here! I am more than happy to share videos of how unhealthy environment around the bin area.

Furthermore, the building management team and senior managers would act nice at first when you’re coming to view but then you will see a completely different treatment ! Again I could share emails with you if you are keen to see proof.

An official complaint was made to environmental health and council ( again a proof is available).

Do not rent from this company! I lived in Trafford House, and it is the worst place I have ever lived. My husband and I lived here for 3 years and are leaving due to a ridiculous rent increase and the extra cost of £100 per month to park the car where we live!

This building is filthy, smells and is noisy. People sit in the halls and children treat the halls as a playground. Tenants leave their black bags outside their front doors or leave them at the fire exit. Tenants throw their cigarette ends and spit out of their windows onto the cars. The bins are infested with rats, and the building has silver fish and ants everywhere. Tenants take old used mattresses from the bins that have had rats crawling all over them and bring the mattress into the building. The doors in the halls are greasey. The building cleaners don't clean properly and hide round corners on there mobile phones. They are rude and miserable.

There is always a problem with the hot water, we was previously left without water for a whole week! And was told we would not be compensated as the company said they did 'everything they could'. The whole boiler system needs to be replaced, but they will not replace it and think it's acceptable to raise rent prices when the building has loads of problems. The lifts do not always work and one life on ground floor next to reception hasnt worked for months!

The building and some of the tenants in the building are absolutely filthy and treat the place like a dump. The flats itself isn't worth £1100 for a 1 bed box and the extra £100 per month for parking. Family members can't even visit and park in the car park and if they do they are fined. The company are money grabbers and make there own rules.
They will also try and take your deposit and charge you for 'cleaning and painting' but they won't do it. When we moved in the flats hadn't been cleaned or painted. Other tenants in the building have experienced the same problems.

Save your money and find a decent place that doesn't charge £100 per month for parking! This company is a con stay away!!

If there was a zero star it would be zero. Daughter has been at Trafford House in Basildon this last year studying. Criterion are impossible to get hold of. They never answer the phone. The most unprofessional company i’ve ever dealt with. I would never recommend letting through them!

A company that in their opinion is always right. A company that doesn't listen to its tenants. A company that simply doesn't care and a company that will screw every penny they can out of your security deposit when they are completely in the wrong.

Poorly serviced, poorly managed and poor communications skills. Stay clear of them

Worse place to live. Cockroach infestation. Damp and mould. Fly infestation. Only 3 working lifts out of 6.
Rude concierge, will sign for your parcel and will only release to you after 2pm IF THEY ARE PRESENT.
Poor to no response from maintenance or when complaining. Underground car park has no security. Bikes stolen, cars broken into. £100 for car park that cannot be accessed. No CCTV

Recently joined the business and there is so much opportunity and areas to scale - can't wait to look back 3 years and see all the things we've achieved.

The company have been amazing well at accommodating any needs and flexible too - feels like I am already joining a family.

The main reason accepting the role is simply down to the CEO who has scaled the business. Selfishly I want to fully understand the real estate business and apply technical innovation to scale further.

Having spoken to the CEO, the company has a good work ethic, everyone is really welcoming and friendly. The staff were flexible in terms of start date, equipment, location and transpired to be keep their word.

They have a prayer room in the back and staff go to the gym together – seems like a great start, can’t wait to get stuck in and getting the results.

Glad to be back in the office after a couple of days off. Happy Monday..

Less than a month into a 12 month tenancy in a building owned by criterion and I am ready to move out. I’m wishing I opted for the 6 month break clause now. Currently living with a fruit fly infestation, I wish I had read the reviews prior to moving in because I know nothing will be done about it. I have a leak in my bathroom sink which someone came to fix but I still leaking. Reception staff are rude and unhelpful (except one lady) After being here for 3 weeks I already know I will not be renewing my tenancy here

Absolutely disgusting company, with ruthless and shameless employees, that would’ve become thieves if they hadn’t started there.
To say this company is a joke, would be offensive to all the jokes out there.
NEVER EVER get into any kind of business with them. Do not rent from them. Do not hand them your money. Honestly, burning your money like The Joker in the Batman Trilogy would be better use. This way you can at least heat your flat, when their heating fails in winter. Again.
And even a pandemic won’t make these care about others. No! They think this is the best opportunity to screw their tenants even more. And even going after the ones that have moved out. They didn’t fix a whole in my ceiling for 18 months, and then tried to snatch my deposit like thieves during a global crisis and pandemic.
Just go on google reviews (where they used to have 1/5 starts in 2019 - but now bought a few new ones that are 5/5 ... very short written ones... I’m wondering why those people barely had anything to say after giving you 5/5).

Absolutely disgusting people in a disgusting company doing even more disgusting things, that in a just world, would easily be illegal.

Really? I don't know what uneducated preschooler is running your marketing and social media, but you should know what "PUBLIC RECORD" is, shouldn't you? It's kind of sad how I had to keep educating you people for the past year's your miserable lives crossed path with mine... but surely you should have learned to do your job proper by now. As mentioned before: I'd rather not have a job, that have to work for the CEO OF CRITERION SCAMMERS Ltd. 2) in my last review I mentioned that "in a just world" your actions would be illegal. I stand by that. Not only in a just world... but I'm pretty sure even in this miserable pile of dirt that we live on, whilst in the midst of a pandemic, you people are surely doing some sketchy and down right stomach-turning, disgusting moves with your tenants. For example: not fixing their roof for a year and a half. Or leaving them without any heat in the winter because you're too greedy to get a heater installed. I honestly hope my reviews will haunt your ridiculous organisation into the ground. I mean... just look at other ones you weren't able to have deleted. Criterion hospitality is one of the most disgraceful companies i have ever had to endure. Their customer service skills are shocking, they have no procedures to keep tenants properties safe and kept. The building manager for my building is useless and he does nothing to care for the tenants, I have sent him over 10 emails over the last 4 weeks and he has not replied to 1 of them, he ignores me and makes excuses and lies to get you to go away and then hides when there are issues. Our issues being no heating and hot water for 3 weeks on and off, this week is week 4. After being ignored by him, I went to head office, they too ignore emails and if this do reply it will be a week or 2 later, extremely rude and dismissive, they have even hung up on many tenants when they call to get help as we have been desperate. I have a new born son, and I reported a blocked sink and no heating or hot water on the 19th, today is the 24th and I have not even had a reply to my email, I told him again about the issues and he said he would send maintenence to me at 11:30, that was yesterday morning and still no one has come to help us.
They also allow the building to stay filthy and unhygienic, even during this pandemic, the bins do not get cleaned which has led to flies which are in my house now as I am opposite the bins, this has been going on for 5 months and still my emails are being ignored. The pictures attached are of the bins which criterion have said get cleaned twice a week.

This company is not to be trusted, there services are pathetic. From there building manager to the front desk staff you can be sure to spoken to like dirt and treated like less than... delta point building in Croydon is a no go... do yourself a favour and stay away.
