This is by far the worst mortgage company ever in existence I would suggest that no one ever uses their business they are unprofessional in the most meaning of the word they threaten their clientele if they're not getting their way because they're not providing what they claim they're providing they claim a whole bunch of false claims to the Better Business Bureau as well as their we don't threaten people and we don't mislead people I bought a brand spanking new trailer for $80,000 paid $30,000 of it up front with a remaining balance of $50,000 they wanted to charge me $177,000 over 25 years for the balance of the trailer completely absurd when I had a dispute about making a payment they told me I need to learn how to pay my bills which is completely disrespectful to say to a client when I disputed The Faults narratives that they gave me saying that it's an FHA loan and a first time home buyers loan they disputed it with me and then tried to take me to court I saw tons of reviews on other sites from where they have pulled these exact same instances including the Better Business Bureau I also knew that the person selling me the trailer from the dealership was using tie downs and stuff on my trailer which made it physical property not personal property they said nothing until after it already became physical property on my property and then tried to dispute it with me my suggestion to anyone who's even considering using this company is make sure you've exhausted every other opportunity first before you even consider this and then consider that they're probably just going to screw you and take your trailer anyways like they tried to do to me if I could give them a minus 100 I would give them a minus 100 as a review totally unprofessional illegitimate lying company who will tell you whatever you want to hear at the moment and then try and screw you out of what you got and as a final note I would note that they came and set my trailer up the company did and then 21st Mortgage paid them before they even completed the job and when I made that claim to them they just brushed me off like no big deal so I've ended up paying money to have the stuff fixed and corrected myself after paying this company for a product that they did not give me the full product I was missing pieces of the trailer from the outside my vinyl siding wasn't completed they tied down the building even though they weren't supposed to they brought me a different size trailer than what was agreed upon and this company didn't think anything of any of that stuff they didn't care when I asked told him I wanted to refute it and refuse because the law says I can within 3 days they told me that I can't dispute it because they already paid the company so don't let any of them try to convince you of that because it is not true and if you try to refuse it in the 3 days they're going to try to convince you that you can't do that by law but you can and I'll say it one last time if I could give this company a minus 100 on professionalism a minus 100 on getting the proper product to you A minus 100 on customer service and a minus 100 on overall

Opened a mortgage loan with this company starting in June of this year. They claimed multiple times that they never received paperwork needed to further the process even though our home seller/builder had multiple received notifications that they have. Finally closed on the loan on OCTOBER 29th and the house moved to the property on NOVEMBER 5th and was put together on the 8th but because that was a Saturday, they wanted to push it back to Friday in order to justify our first payment due DECEMBER 15th even though they “forgot” to release the funds to the contractor until the 17th of NOVEMBER, 3 weeks after we closed, which put the contractors weeks behind and other homes ahead of us on their schedule. FIRST payment has been made and to date we only have power. Because of the delay in funding, septic and water can’t even be hooked up till more than likely after the new year meaning once the house is put together, we might be in the house sometime late JANUARY or early FEBRUARY. When we brought this up to the company, all they repeatedly said was this was the fault of the home builder, not their fault. I’m already looking into legal action or refinancing with ANY company other this one. They use the excuse that they promoted an entire division up and decided to train them after promoting them. DO NOT USE THIS COMPANY. I DO NOT RECOMMEND. Have emails and correspondence if needed to verify this information.

I would like to give no stars. 21st Mortgage is the epidemy of poor business and miscommunication. The right hand doesn't know what the left hand is doing. No one takes or keeps notes on clients and what was discussed which breeds multiply calls which make then sound incompetent. I called and paid off my mortgage the end of june. I called and got the payoff and then called back and paid it off. I was told I would receive the title and the remainder of the escrow in 21 days but to call back in 3 to 5 days to make sure everything went through. I did just that only to find out 5 days after I paid it off they paid the insurance I told them not to pay because I was going with another. So they cancelled and I called American Modern and cancelled. I was thinking today I should be getting my title and escrow refund. No, I got a phone call from 21st asking when I was going to make my june and july payment. I argued with him and said no. you guys owe me my title and my $948 escrow money. He tried to say I had a balance, I said only balance it showed was when they tried to pay the insurance and there wasn't enough and I said to cancel and get my escrow to me along with my title. Last I knew that was where this stood. I also called and cancelled the insurance and have the documentation in front of me. DO NOT TRUST THIS COMPANY. THEY ARE THEIVES AND HIRE INCOMPETENT STAFF THAT CAN'T KEEP NOTES OR TRACK OF WHAT IS GOING ON WITH THE CLIENTS. HORRIBLE HORRIBLE COMPANY.
