Top class service
Tom and the team have taken time to understand the building and the people living here. Issues that had been dragging on for ages, for example overdue maintenance, service charge queries and contractor delays, were finally resolved with clear explanations and proper follow-up. They’ve also helped us get a much clearer picture of our accounts and future budgeting, which has given all the leaseholders far more confidence
Lack of transparency, not replying formal complaints
Since W&A started managing our building, we all don’t know where our money goes. Despite all the email sent, they either ignore and don’t take actions or just reply generic information. Lately I sent 4 formal complaints. They just decided not to answer rather than sending the information that I had. They are requesting me to pay 6000 pounds for a section 20 without justification, and if so, not providing with the proper answers to all the questions raised. Working with them is the worst experience I ever had.
Need to add that not all the information requested has been provided, and we never had clarification about why the warranty expired without them claiming when the issue was known. Is an old building fully refurbished in 2015 and the issue is PRIOR I bought the flat.
Is not about the money they request, is about how they request it and the lack of transparency and the way they manage the whole service.

I wanted to write a reference for Woodley & Associates, following two very successful years of management of our block. The attention to detail
by both our property manager and their dedicated assistant has been amazing! Reassuring to know that there are two members of the firm dedicated to our block. Even at weekends there has been the option to contact the dedicated out of hours property manager. They visited site when there was a roof leak during the storms. Thanks again to what I consider to be the best property managers in the Bournemouth area.

I wanted to leave a review as a leaseholder to reflect our recent experience with Woodley & Associates at our block in Poole. Over the years, we’ve unfortunately experienced a couple of poor managing agents, so we do have something to compare this against. Woodley & Associates are definitely one of the good ones!
Managing a block such as ours is never straightforward and like any block, there have been issues at times. What matters is how those issues are dealt with and whether there is visible effort to improve things on the part of the property manager.
From our perspective there has been a clear and ongoing improvement in how the site is managed. Over the past few months we have seen genuine progress in maintenance, communication and the team are easy to contact and work with. It’s obvious that time and effort have gone into improving the overall appearance of our block as well and issues don’t just disappear into a black hole. They are acknowledged, followed up and most importantly resolved (hooray!).
One area that really deserves recognition is the out of hours support. On a couple of occasions when problems cropped up outside normal working hours, Woodleys out of hours team were extremely helpful. They were quick to respond and dealt with the situation properly rather than brushing it off until the next day. That level of support makes a real difference as a resident.
No managing agent will ever please everyone, but based on our experience Woodley & Associates take their responsibilities seriously. From a leaseholder’s point of view, that willingness to engage and improve counts for a lot 😊

Our dealings with Woodley and Associates have been a pleasure from start to finish. In particular I have had direct dealings with Tom, who has around 20 years experience in the industry and it really shows. He is knowledgeable and extremely helpful. Poor experience with Woodley and Associates
My experience with Woodley and Associates was extremely disappointing. Communication was poor throughout, with long delays in responses and little clarity provided about the process. I often had to chase for updates, which added unnecessary stress.
The service felt disorganised and lacked the level of professionalism I expected. Important details were not clearly explained, and I did not feel properly supported or advised at key stages.
Overall, the experience fell well below expectations, and I would not recommend this firm based on the service I received

Having bought my flat in 2015, I was always disappointed with the previous managing agent who struggled to justify the management fee. Since moving to Woodley & Associates Tom, Amelia and the team have provided a much more proactive approach which was a breath of fresh air compared to the previous agents
Amazing Service from Samantha
Samatha has been absolutely amazing. We had a load of rubbish left in our bin area, and on the pavement outside of the block. Samantha dealt with it quickly and efficiently always keeping me up to date on what was happening. Fantastic service. Thank you
We have a century old building
We have a century old building with 8 flats so a small building. The service we receive is very good and Laura responsive to our needs. We successfully completed major roof works last year which required a significant amount of owner communication and contractor coordination.

From the outset their depth of knowledge and practical understanding of block management has given us confidence that our development is being managed properly transparently and with residents’ best interests firmly in mind.
Woodley & Associates have been particularly effective in helping us navigate the often complex challenges that come with managing a residential building. A good example of this was a leak originating from the roof that affected the common areas. The issue was identified promptly appropriate contractors were instructed without delay and the matter was resolved quickly and efficiently minimising disruption and preventing further damage. Their clear communication throughout gave reassurance to both the board and residents.
One of their most notable achievements has been the successful reduction of our overall annual service charge budget. This was achieved through careful review and renegotiation of contracts ensuring genuine value for money while maintaining a high standard of service. Balancing cost savings with quality delivery is not easy and this reflects their professionalism and attention to detail.
Overall Woodley & Associates have made a clear and positive impact on our community. Their proactive approach strong problem-solving skills and commitment to high standards have improved both the financial position of the building and the day to day living experience for residents.
