No refunds with with apartment denial
I used The Guarantors for a renter guarantee, and the apartment complex denied my application on July 21. They sent the denial directly to The Guarantors, and I forwarded it myself the next day.
Despite that, The Guarantors claimed they “never received” the denial, clearly to delay my refund. It’s now Day 15 of their 10‑day refund policy, and I still have no refund, no transaction number, and no confirmation # that anything was processed.
I never received no emails asking for method of release, if you received a bounce back emai, why wait until I write a review to call. This has been stressful, unavoidable, and financially straining, and has impacted my health and ability to financially access other housing opportunities.
If you’re considering using The Guarantors, be careful. They delay or never send your refund.Keep every email and timeline. My experience has been nothing but delays. You don't want to reach here inorder to get your refund. Bejng Ghosted!

We initiated your cancellation the same day we were made aware that you would not be proceeding with the Lease Guarantee, and our team acted as quickly as possible from there. To ensure your refund was processed correctly, we requested that you verify the payment method by which you wanted the funds returned, which is part of our standard refund process. We reached out by email the same day the cancellation was initiated to obtain that confirmation, and followed up again when we did not receive a response. Although you acknowledged our email to express dissatisfaction with our refund practices, you didn’t confirm your preferred method of payment.
A manager also attempted to reach you by phone today but was unable to connect with you.
At this time, we will refund your original method of payment. Please let us know as soon as possible if there are any issues this may cause, such as the account or card originally used being closed, as this can cause further refund delays.

We want to clarify that TheGuarantors does not set the requirements for who needs a Lease Guarantee; that determination is made by the property as part of their own requirements. Our role is limited to providing coverage once an applicant chooses to move forward with us as a condition set by the property, and we're not able to speak to any individual property's specific approval process.

My advice: avoid them.
I had no other choice but to use their services. Initially, they offered a bond worth twice my monthly rent, which was later reduced to 1.5 times the rent.
During my lease, I unexpectedly lost my primary source of income. Although I had what was presented as insurance coverage through them, they claimed they would only honor it after the lease had ended. In my experience, that promise never translated into meaningful support.
Rather than helping during a difficult financial situation, they acted like a debt collection agency, calling me every day demanding rent payments.
The most disappointing part came after I secured a new job, paid off all my outstanding balances, and was ready to renew my lease. When my landlord requested a renewal of the bond, they declined it, leaving me without the support I had expected from their service.

We'd like to share a bit more about how our product works. Renters always have the choice of which apartment they'd like to move into, and the requirement of needing a Lease Guarantee is set by the building itself, not by TheGuarantors.
When it comes to coverage, here's how it works: if you fall behind on rent, your landlord lets us know, and we'll reach out to encourage you to get caught back up before the balance grows. If your lease ends and there's still an outstanding balance, your landlord can file a claim against the bond; if we pay out on that claim, the renter is required to reimburse TheGuarantors as per the terms of our Lease Guarantee product.
On the renewal side, we know it can be frustrating that approval isn't guaranteed. Each renewal is looked at fresh, based on your most current financial and payment history. Paying off a past balance is absolutely a positive step and something we take into account, but it's one part of a broader review, so it doesn't automatically mean renewal will be approved.
Thank you for choosing us to help you secure your apartment last year; we're glad we could be part of that process. Applicants who are denied are welcome to reapply after 30 days. Circumstances can change, and a new application may lead to a different outcome.
