I don't even know where to start

I don't even know where to start - the house was very poorly maintained.

- We had mice, it took months for them to finally leave when we put in our own traps. Our breaking point was when they started entering people's bedrooms.
- There were so many drainage problems, the shower was pretty much unusable for 1/3 of the year. Despite us complaining multiple times, we invested in our own solution to the problem. Also, a further service charge was taken out our deposit for some reason???
- Speaking of deposits, it took them nearly 3 months to give a part of that back. Yep! That's right, it's illegal and after we threatened them with court they gave it back
- They also took out a large portion of our deposit under the excuse of "cleaning charges"
- So much black mould that we would all regularly become sick. Then, MUSHROOMS, started growing on my ceiling. Yes, you read that correct. I nearly had to go to the Leicestershire council for this one.
- There were issues with heating at the beginning of the year, you know when it's extremely cold? It took them until November to sort it out
- We were missing a lot of furniture and other equipment like cupboards, Internet (took them over a week to get that sorted only for them to use a cheap service that always disconnected from our devices) and bins. Must have sent over 3/4 emails for this to finally be resolved. Windows were cracked (this was not the case when we viewed the place months prior) so I can only assume previous tenents wereat fault and that also took months, bleeding into the winter period, to repair.
- They said they'd warn us when we went over our utility bill limit, surprise! They did not. We had no way to track how much we were using and ended up going £1600 over. Now, they actually wrote this off as a courtesy which I suppose I'm happy with but led to this next issue.
- I transferred my tenancy to someone else for my final month as I wasn't going to use it, 2 days after this girl moved in she moved straight out because the mice had returned. Now, we were in no way dirty but rather the opposite. I personally had done weekly cleans using bleach and sprays. But after signing the tenancy transfer and everyone happy, she got a refund!! Like, good for her I guess and I don't blame her but they wouldn't give me a refund in turn. So, I was paying for an extra month with no way to enter the property as I didn't have the keys.
- Now, what's funny about that previous point is that we also asked for us to be moved/refunded/hotel ect. whilst all these issues be dealt with and they said no because we SIGNED A CONTRACT. Sounds a bit hypocritical, no?
- Contractor and repairmen would never come when they said they would, often showing up weeks later or not even getting the work done at all. Our shower handle was broken for MONTHS.
- 6 professional cleans in a year? Yeah all they do is a quick vacuume and spray down surfaces. It's a 10 minute job tops.
- Most times we would get a 24 hour notice if someone was entering the property, but contractors with a spare key would come at their own leisure. As someone who wears a headscarf, I've unfortunately bumped into them without one on.
- I saved the best for last, what started as a very small water leak in the morning resulted in my entire ceiling collapsing! I reported the issue in the morning and they didn't take me that seriously. At exactly midnight the whole thing collapsed and just missed me!! Don't bother trying to call their out of hours emergency contact, they won't pick up. I stayed at a friend's place whilst they finally got round to fixing it. They said my room was in a habitable condition which, literally everyone around me disagrees, and therefore would not be offering any accomodation or compensation. And what about my stuff that got damaged? Well I'm just glad I had insurance for my expensive monitor because no one bat an eye.

I can appreciate that somethings were not sulets fault and just unfortunate but there is so much more they could have done to mitigate these issues. Don't be swayed by the good prices or the bills included, they cap it to £500 per person which isn't enough to cover half these days. It's not worth it with sulets. I feel I spent so much of the year being too scared to enter my own house. You can find something better, believe me. They were so nice and facilitating during contract signing but after that it mostly went downhill. Ignore the fact that it is university recommended because we had a miserable year. Please, for the sake of your own sanity, find a non sulets property.

EDIT:

1. I verbally reported the black mould in February
2. The drain issue continued even after the contractor visited and wa. Onky fixed when we bought our own products
3. The ceiling should have been taken seriously when I verbally suggeested there was a leak, not after
4.Got 5 barely visable cleans in a VERY tidy hous

Thanks for your review and feedback and sorry to hear you feel this way regards the property you stayed in. We would like to address some of your claims below.

As soon we were made aware of the issue with mice, we instructed our pest control contractor to visit the property, the pest controller visited 3 times to resolve this. Unfortunately removing pests can take time to be effective, and we apologise if this was the case. As you suggested in your emails there was also buildings works in the vicinity which likely disturbed local pests.

We had a report of a blocked drain on 16th Jan, this was resolved on 20th Jan. This was completed within our response time guidance of 7 days.

Regards your deposit, we have hundreds of tenants who move out on the same day at over 100 hundred houses. It takes time to inspect all of these, report any issues, arrange repairs & cleaning, and liaise with landlords to complete the deposit return process. This is the same for all student accommodation providers. We aim to return all deposits as quickly as we can and within 28 days of the tenancy ending, as long as there is no cleaning or works to be carried out.

We had a report of mould build up and mushrooms on 27th April, the landlord visited the property the following day to try and resolve this.

We had a report of a heating fault on 31st October, a spare part was required, and this was fixed on 18th November. The heating was still functional during this period, the issue was with the wireless thermostat that was missing.

The 6 professional cleans are carried out by our cleaning contractors. Communal areas are cleaned but only if they are clear of mess. The cleaners are employed to clean cleared surfaces and floors, not to tidy up.

The water leak issue was reported on 3rd May, and the landlord dealt with this the next day and arranged repairs immediately. Work to the ceiling was completed on 15th May and redecoration and a new carpet followed.

We take pride in our values and standards of housing, and we are sorry that you had issues during your tenancy.

Excellent Team - Makes the accomodation search process so much less stressfull

Very professional and made the process of finding a house whilst living at uni so much less stressful. Lovely staff and special thanks to our property manager, Joshua F, for being very responsive and easy to reach and making the experience even more streamlined. House prices are all very affordable and great for value, would 100% reccomend to any student looking for accomodation.

Great experience so far

Great service!

The staff from Sulet.com are very friendly and helpful, especially Mr. Jake, thanks a lot. They are patient, they guide me every step of the way through the process, and are quick to respond to WhatsApp messages and emails.

PS: Trustpilot seems to provide a good and trustworthy platform for tenants to pay rent and keep us updated with the information and documents related to the property, and the platform is also easy to understand as well.

I stayed at a property managed by this…

I stayed at a property managed by this establishment and I am utterly disappointed with the entire experience. It has been an agonizing 30 days since my departure and I still have not received my deposit back, prompting me to write this review in sheer frustration.

Firstly, let's talk about the cleanliness of the property. Upon checking in, I was given the impression that the house was in pristine condition, according to the check-in report. However, this illusion quickly shattered as multiple complaints from fellow tenants led to a series of events that completely contradicted the initial report. The management finally decided to arrange for a so-called "professional clean" and even repainted the entire house. This raises serious questions about the accuracy of the initial report. If everything was truly "very clean and tidy," why was such an extensive cleaning and painting operation required? To make matters worse, these processes were carried out while we, the tenants, were still residing in the property, despite it not being in the condition that was promised to us.
The same inspector who created the initially misleading check-in report then went on to create a checkout report that seems to have the sole intention of labeling every minor speck as "Very Unclean tenant needs to be charged." During my checkout, I personally put in a considerable effort to clean the property to a standard that I can confidently say was even better than what it was when handed to us. However, the checkout report contradicts this entirely, labeling the property as "extremely unclean." It's worth noting that some of the alleged issues are nothing more than fair wear and tear, rather than negligence on my part.
I left the house in a condition that was not only fair but arguably better than the one I initially received. Given the unjustified and harsh inspection, I am left feeling thoroughly mistreated and unfairly penalized.
To the management: I request, in the strongest possible terms, that my deposit be returned promptly and without any further unnecessary hurdles. The handling of my deposit refund and the glaring inconsistencies in the property's cleanliness reports have left a bitter taste in my mouth. This experience has been nothing short of a nightmare, and I hope that others will be spared from such an ordeal in the future.

We have hundreds of tenants who move out on the same day at over 100 hundred houses. It takes time to inspect all of these, report any issues, arrange repairs & cleaning, and liaise with landlords to complete the deposit return process. This is the same for all student accommodation providers. We aim to return all deposits as quickly as we can.

Love everything about my stay at the Summit
