After I reported to the Seven Capital maintenance department that the hot water to my apartment had gone out, Graven Hill management have quickly arranged a contractor to repair the issue, the contractor determined to solve the problem by bringing knowledgable specialist to check on everything including the water tank switch and fixed the problem at last, Having your hot water go out is a nightmare and both contractor clearly concern our unpleasant experience, and the contractors were able to resolve the issue within an hour with no problems. The contractor revisit next day to make sure the hot water is running smoothy. Thank you very much

I am a pensioner and I bought a flat from seven capital off plan to supplement my pension. I must admit that I thought this would give me a quick profit because surely a property built is worth more than one on paper. The flats were advertised as luxury and high predicted rents were quoted. The reality was different. I can accept that I made a mistake to think in terms of a quick profit but I never expected problems to be ongoing.
I lost my first tenant because of leaking windows. For years I had to complain before anything was done. They sealed the windows but this had little effect. I bought my tenants two dehumidifiers. Earlier this year the windows were resealed. Quite a bit of pressure was put on me to write an email saying that after the resealing my flat was dry. I was loath to do this because I didn’t believe that the problem was solved. The flat was dry, this was in August this year, and eventually I wrote the asked for email saying so. I was asked to inform them if I had future problems.
Today my tenant has sent me photos of water running down the wall and on the window sill in a puddle. I believe it is condensation. My tenant tells me that they open the windows in the day and always turn on the extraction fans when cooking. My tenant is several months pregnant and I don’t imagine they will stay.
I bought this flat to supplement my pension. After costs it barely does that and it is a constant anxiety that I don’t need. If I could sell it for what I paid for it, I would but it is now worth less than I paid for it because of the numerous problems the block has had. Be warned!!

Emma was quick to resolve maintenance issue with window sealant coming away due to walls settling.

She kept me updated on every step of the way and was incredibly polite and helpful in resolving the issue. Having your hot water go out is never a great experience, but Emma and the contractors were able to resolve the issue quickly with no problems.

We had some maintenance issues when moving into the place and reported them online. Emma, their maintenance executive, promptly replied and arranged for them to come be sorted. She was friendly, accommodating and swift in her service. Overall, we’re very pleased with how everything was handled.

Believe or not some companies are trustworthy. Email them, and come and fix it. Thank you .

Early this year and after some time Seven Capital arranged for the leaks to the glass frontage of the building to be resealed, this affected many owners apartments in the building as well I mine and where leaks were clearly evident. At the same time they also transferred the newly converted building warranty to an insurance company - Checkmate and this has created a CATCH 22 situation. To explain -
part of the solution to rectify the window leaks was to also repair the interior window frames paint work damage that the water ingress had caused. After trying to get Seven Capital to undertake the work they had previously agreed too and after getting no response to emails I tried the insurance company that Seven Captial had moved their liability to only to be told -
"Thank you for your email.
We note your comments however your claim has been made within party 2 of the policy which is within the developers liability period therefore they would be liable for the repairs not Checkmate. Just to clarify your claim is against the developer not Checkmate.
Within part 2 of the policy we act as a resolution service between the developer and the claimant however we can only assist and force the developer to rectify defects that are covered under the policy.
If the repairs to the windows have been completed and the only outstanding issue is the resulting water damage then this is not an issue we would be able to assist with under the policy because as advised previously the policy specifically excludes claims for consequential loss.
We will however contact the developer and request that they contact you as soon as possible and arrange a date to rectify the resulting water damage.

YET ANOTHER INSTANCE OF SEVEN CAPITAL NOT CARING ABOUT AFTER-SALES AND THE IMPACT OF POOR WORKMANSHIP HAS ON PROPERTY THAT THEY CONVERTED ON THE CHEAP!

This is a warning to prospective buyers .. do not get sucked in by Seven Capital’s flashy marketing material which is what I did and I am now paying the price! Firstly, the development was a year late in being completed which would have been acceptable if Seven Capital would have delivered a luxury development as promised in their marketing material. But instead we got the cheapest appliances possible and kitchen units that had to be replaced after a year because the laminate was peeling off. And now, three years on, there are serious issues with leaking windows, flooding of the carpark, broken down lifts, hot water cylinders that have to be replaced and all Seven Capital want to do is wash their hands off it and move on to the next development so they can fleece more unsuspecting customers.

Having previously reviewed during the development, things only got worse after. There is a huge long list of issues which Seven Captial are trying to avoid (huge leaks to windows, lift servicing, cladding issues) all of which have now brought down both the perceived local value, but even worse the monetary value - The flats are almost un-sellable due to the issues and people not being able to get mortgages, but any that do have gone down in value up to £100K in only 2 years. Simply avoid...

They promised a dream property but failed to explain it was going to turn out to be a bad dream. In just over the 3 years we have lived here (the apartment was almost 2 years late being delivered) we have had 4 water leaks which took ages for Seven to rectify the wooden floor in the living area had to be relaid twice. We have already had to replace the dishwasher and washing machine as the original appliances were a cheaper brand and broke (definetly not the luxury brands we were led to believe would be installed). The lifts in the development continously broke down, the underground car park floods during heavy rains, in fact the faults list is a very very long one.
Seven Capital will take your money fail to deliver what they promise then run away as fast as they can leaving you to count the cost and pay the bills.
AVOID SEVEN AT ALL COSTS

I bought a property from Seven Capital in 2016 as I believed they were a credible developer that would help diversify my property investment portfolio. Sadly, their marketing was wholly misleading. I have ended up with an apartment that is far from luxurious (as pitched) in a building beset with glitches and maintenance problems. Not only that, the properties are almost impossible to sell, as banks and financial institutions won’t lend on it - so, buyers cannot secure a mortgage. Those that offloaded their properties have done so at significantly below the asking price. Don’t buy from this developer.

Purchased a flat from one of the Seven Capital developments several years ago and have regretted it ever since. The building has a litany of issues which prevent any flats from being sold on for anywhere close to what purchasers have paid for them. Seven refuse to engage effectively with the repair/rectification requirements. Would never recommend buying a property from them.

We purchased an apartment from SevenCapital in a redeveloped building. There have been endless problems in terms of the building work itself and SevenCapital have not stepped up to resolve them properly.
