They did a hard pull on my credit by mistake instead of a soft pull, then two more… they never sent me a loan disclosure or estimate, then when I was asking for an appraisal, the guy said that his system wasn’t generating an approval for some reason, now I will have to look for another lender asap due to incompetent slow people who don’t know what they are doing.

And not to mention the pain it was to get a reply any time I had to send something in.

Brady Spangler and his whole team did an outstanding securing the mortgage on my house. They were extremely attentive to all of my needs. They answered all of my questions and concerns at every phase of the process. I strongly recommend using Brady.

Our house buying experience with Rate mortgage has been a nightmare. Our loan officer Rick Hartle is so full of himself thinking he is the best thing his company has ever had.

He has these fantasy conversations in his memory where he has said things that just were not said.

I have used Tracy with Movement Mortgage three times and I have been very happy. When she told me she needed a signed lease on our Anacortes house, I asked Rick at Rate. He said he was not worried about it because it was going to be a wash with the rental income.

Two and a half weeks out from closing he tells me he needs a signed lease for a year.

A week and a half out he tells me he needs proof of a deposit and a signed lease.

Today he says he never said the rent and mortgage was going to be a wash and that he has this conversation every day. That is the third or fourth time he has said that he has this conversation every day.

He said he would get back to me shortly with an answer of what is required with a property manager. That was seven days ago and he never got back to me. That is not an isolated incident. He has several times failed to respond as he said he would. I have gone days leaving voicemails and emails asking for an answer and he just does not respond.

What ever you do with a mortgage, absolutely do not use Rick Hartle and for me I will never again deal with Rate.

I firmly regret not staying with Tracy at Movement Mortgage. She was honest and upfront about everything.

I had a disappointing experience with this lender during my VA IRRRL refinance. Throughout the process, I was told everything was on track, even after my rate lock had expired. Then, just one day before closing, I was informed that there would be an additional approximately $2,400 rate lock extension/holding fee that had never been clearly explained to me beforehand.

Because this significant cost was disclosed at the last minute, I decided to cancel the refinance and work with another lender. My biggest concern was not the existence of the fee itself, but that I wasn't informed about it until the very end of the process, leaving me with almost no time to consider my options.

If you're considering using this lender, I recommend asking detailed questions about your rate lock, whether extension fees could apply, and requesting that any potential costs be confirmed in writing as early as possible. Clear and timely communication is essential when refinancing, and unfortunately, that was not my experience.

Our rate kept going up and up and up and up !
Our rate was never locked in even tho we were told several times by Vic that "this means your rate won't go up from here. It went up every step of the way, until we got to the day of closing.

Vic our loan officer was so rude and so many lies. We were told our down payment assistance, was a grant that we didn't have to pay back. Lol That was a huge lie.

We still have no clarification what our loan actually was bc vic didn't explain anything And when we asked for clarification, he took ever really personal and borderline offensively, and became argumentative and explosive verbally, which was a huge red flag now.

He Kept telling us after a year we could refinance, No actually we could refinance the first month After closing.

Vic at rate It was terrible to work with. And highly do not recommend.

Guarantee Rate is absolutely the worst mortgage company I have ever seen and I was the seller in the transaction! Yes I am the seller and spoke personally to the Buyers Agent Whitlee the mortgage officer. She never had answers, blamed it on everyone but herself. Underwriting was a joke couldn't get clear to close. At one point the underwriters said "looks good" instead of clear to close on a Friday afternoon. 7 days later after "looks good" still no clear to close. I would RUN from this company if you actually want to buy a home.

Bruce Salik and his team are the best . They are knowledgeable and tops as a mortgage
lender . I highly recommend.

I find it interesting that they (Rate.com) uses a computer program to dictate what, when the BUYER has to pay and the items on the list are nothing BUT a waste of time and energy/ Note: "Buyer training course", 5 hours of questions to I ALREADY KNOW 85% to 90 % of the answers as I've already purchased 3 houses!! Plus, the fact that in March I had a heart attack and into a coma and they decided to continue to keep hurting my body and mind! I find their computer program list doesn't take into account BUYER NEEDS!! This is very disheartening to me due to how long it will take me to recover!!

Be careful with Rate and the loan process and servicing are completely different levels of professionalism. Our loan process was super easy, smooth, fast, and on time. All done electronically up to closing. The nightmares began with servicing. Rate's serving is horrendous. Hard to get straight answers and they lie constantly. I had to file a CFPB complaint to finally get them to talk to me. I would never use them again. They cost me thousands of dollars in interest on thier delays processing my recast.

I had an excellent experience working with Sara and the entire team at Rate Mortgage. From start to finish, they were professional, knowledgeable, and incredibly supportive throughout the entire process. They kept me informed every step of the way, answered all of my questions promptly, and were always available when I called.

Buying a home can be stressful, but Sara and her team made the experience smooth and seamless. Their communication, attention to detail, and commitment to customer service truly stood out. I highly recommend Sara and the Rate Mortgage team to anyone looking for a mortgage lender who genuinely cares about their clients and makes the process as easy as possible. I closed within a month!

Karol reached out to me regarding an inquiry I made regarding a 545k refi. I asked for info via text for a rate. when I asked if that was with points she refused to give me a answer and got very rude stating, I need to call her and this is not how business is conducted. I just wanted to know if points were added but she texted back "good luck but if you cannot do business our way we cannot help you". REALLY??? I was looking for some info but she insisted if I did not call her we were done here. DO NOT DO BUSINESS WITH RATE- pushy and rude and there are plenty of good honest lenders to work with

The previous owner was 2 years behind on taxes and paid at closing. Rate thinks this is what we owe yearly and is charging our escrow as such even though we provided proof otherwise.

You guys suck! I haven't even made my first payment yet, due 5/1/2026, I went to setup automatic payments, and I get an email that you already sold my loan to another company? That was a fun phone call... the other company answers the phone with "This is a debt collector, and any information used in this call will be used to collect your debt" making me feel like I did something wrong or don't pay my bills! You can shove it!!!

Terrible experience. Wouldn't lend because we have 40 acres not less than 20. Why? Had to call. They don't know. Offered to have us view Property Valuation Report; none was available.

If I could rate -5, or even -10, I would.
They still call a year later...idiots.
The belligerent phone calls, asking about my mortgage, when it had been passed to our buyer a year ago, was sickening. It woke up me, my daughter, and my wife night after night after night. Robocall on steroids. I hate this company with every fiber of my soul.
Oh, also, when they were bidding for our money when we were buying...utterly, sadly, incompetent.
I can't wait to hear about this thing going into bankruptcy.

My experience with Rate was stress free. I Applied for a loan and within two weeks was approved and funded. I highly recommend Rate!

Rate Insurance has been an absolute nightmare to deal with. They never communicated about my auto policy renewals, which led to my account being overdrawn three times. When I reached out for help, they pushed me off to Travelers, and Travelers then transferred me to my previous agent. I requested monthly payment they took a full lumpsum. No one took responsibility, and I wasted hours trying to get answers.
To make matters worse, they quoted me an outrageously high premium on my two cars, even though I’ve been a safe driver with a spotless record for over 20 years. This is unacceptable. The lack of transparency, poor customer service, and inflated pricing show they do not value their customers.
they focus on how to make commission. If you want peace of mind and fair treatment, stay far away from Rate Insurance.

Three weeks after we closed Rate.com sold our mortgage to a third world company. Our tax escrow is incorrect. They will not correct it. Rate walked away. After telling us how great they were to get our business they tossed us aside like trash and left us to deal with this sub standard company.
