Poor marketing practice

Macfarlands estate agents should be clear about health restrictions on retirement properties on their listings. It is a waste of purchasers time to view retirement properties to then discover that they are required to share their medical history with the lease holder.

Renters Nightmare *Avoid*

We rented a property through McFarlanes and the service was sub par.
We had mould in the downstairs bathroom for over 5yrs and their resolution was to "open a window" in the middle of winter and a cost of living crisis.
We had condensating patio doors when we moved in and this was ongoing until we left the property 6yrs later by which time their was scale and growth between the panes.
Upon leaving they expected everything in a better condition than when we moved and are currently contesting our deposit despite evidence.
They were even that lax on their side of things that they didnt have the amemded inventory on file so we had to provide it to them AGAIN.

Every inspection we had over the past 6yrs we passed but now we are being treated extremely poorly.

I emplore renters to avoid this agency at all costs because you will not get a good deal.

Highly recommended

As a letting agent, I can't recommend my experience enough.
Although my letting manager changed several times during my 3 years and 6 months tenancy, there was always someone available to respond to my concerns promptly and professionally.
Any minor works that needed doing were completed in a timely manner.
I will definitely try to use them again

Excellent Support – Thank You, Tracy!

Tracy Ockly was incredibly helpful and efficient in dealing with a pest issue we recently experienced in our home. As soon as we raised the concern, she took action right away and arranged for pest control to visit promptly.

Thanks to her quick response and professionalism, everything was sorted smoothly and with minimal stress. We truly appreciate how seriously the issue was taken and how well it was handled.

Have been lied to every time ive used them

I was manipulated into putting an offer into a property when i was lied to about the reason the last sale fell through. This resulted in a £1600 bill for me. Complaints procedure dont comment and dodge specific queries. State lying is not tolerated and then there are no actions taken to prevent it. Make sure you get everything in writing when you talk to them.

Simply the best estate agency. Highly recommended

Anita Laura and Tianah from Mcfarlanes are just the best people to sell your home. They sold my house in 3 days and found me a new home too. I cannot recommend them more highly. I have received 5* service. The team really care in a professional efficient and friendly manner. Nothing is too much trouble they are always there to advise and offer support. Nightmare agency for renters **avoid if you can**

My horrific rental experience with Mcfarlane is one i won't forget quickly.

When viewing the property to begin with i attended to find a house full of the previous tenants property (thought this was weird but having recently left the military didn't choice to judge) once finished viewing i was asked if i was interest i replied yes and was given the paperwork to sign there and then at the marketed value, i initial thought the property wasn't worth the monthly fee but my family and I were under tight time frames so i reluctantly signed the paperwork.

Moving forward to when we moved into the property we were informed to attend their office in old town to collect the keys. We attended and were given little to no information when collecting the keys.

When we arrived at the property, we were greeted with a welcome to the property pack (only good thing from mcfarlane) also meeting the "handy man" they used to prepare the property, who was still carrying out remedial work to the property. He advised us that he would return in the summer to finish painting the back door (which never happened after 3 years) and that he was finishing the painting in the bathroom, we were also informed that he was living in the property for a week to do all the work from cleaning to painting.

3 months into being in the property we had leaks coming through the first floor ceiling under the bathroom. Reported this to mcfarlane, "handy man" arrives again and re-applys sealant. Even though i informed him the bathtube was pulling away from the wall.

1 year later with several reports to mcfarlane and little to no actual work carried out, and myself having to shower in work. An actual plumber arrived with the head of rentals from mcfarlane. Mcfarlane attempted to blame us for the leaks and issues with the bathroom, thankfully the plumber advised this wasn't tenant fault and was wrongfully installed. We never recieved compensation for this but instead got a lovely letter informing us our rent was going up by £75 per month (ironic specially after a new bathroom was installed).

During our time in one of there property. We were also subject to 3 monthly house inspections. Apparently this was due to the state of the property from the previously tenant (which wasn't bad baring in mind i viewed the property while they were still in it)

We finally found a property that we liked, bigger and with all the things we require. We provided the 1 months notice and started the process of moving.

Which has just brought Mcfarlane lower in our view (didn't think it was possible but they achieved it) since then they have attempted to manipulate us to get people to view the property while we were still in it. They asked if we could provide them with a date within the next two weeks to book viewings, we said the finial day of those two weeks as we will have removed our property and protective pet. Apparently selecting a date within the dates they provided wasn't good enough.

When moving from the property, i hold my hands up, i didn't manage to get a contractor in to clean the oven and carpet, but we did manage to paint the walls using the paint specified by the landlord when we moved in. I was expecting to loss money from the deposit due to the oven and carpet. They attemped to bill me for a blind i left in kind, the painting i did in the property because it was the wrong paint (even though we used the same paint the landlord told us to use), oven and carpet clean. Apparently that is the whole deposit. I have been asking for receipts but they won't provide me with anything. Getting to the point that it feels like they are trying to drain renters for everything they can get.

I'm glad i got away from Mcfarlane

Great service

I was looking at purchasing a new build property and used the developers assisted purchase programme to sell my existing property. Mcfarlane were selected as the agents and they promptly came out to take photos etc and my property was on the market within days. I eventually decided to withdraw from the transaction but the service received from Mcfarlane was really good and I would not hesitate to use them if I do decide to sell in the future.

McFarlane Estate Agents are QUALITY

McFarlane Estate Agents are QUALITY, they are the best Estate Agent I've ever dealt with, Jacqueline Marchant-Currie especially. She is extremely professional, knowledgeable, efficient and supportive, nothing is too much trouble. Jacqueline provided significant support to me during an extremely long, stressful, complicated situation with a tenant. When I requested something she sent it to me almost instantly and she accompanied me whenever I asked her. Her commitment to clients is always above and beyond. The whole team are professional, efficient and friendly. As soon as you walk in the door you are greeted with a smile and very much a "can do" attitude. Communication is key and they keep you in the loop throughout the process - I absolutely cannot fault them.

Amazing customer service

We are currently looking for a house and we came across one we liked and the sellers were Mcfarlane so we called the agent and a lovely lady called Charlotte answered the phone to my partner, the house we wanted to view had been sold subject to contract so she said she would take our details of what we was looking for and help find alternatives, she was so lovely and helpful and as we were on the phone she was sending us links to houses she was so professional and personable and made it very easy for us. She booked us viewings on houses which Anita showed us around she is also so lovely and very helpful and knowledgeable and just makes you feel at ease so Thankyou Charlotte and Anita we really appreciate it

Awful awful awful renting experience

Awful awful awful renting experience, avoid at all costs!

First of all, the moving in and referencing process was an absolute nightmare.

Then when we moved in to the property the fridge wasn't working, there was no hot water coming out of the shower, the extraction fan was broken and still really greasy, holes in the floorboards, tiles missing, door handles hanging off, none of the lightbulbs worked, oven was filthy, and belongings from previous tenants still left in the draws. Although they are adamant it had been 'professionally cleaned'.

They forced me to sign the inventory before they had even given me the keys. I was told I had 7 days to let them know if anything didn't match the inventory, which I did. However upon moving out, I found out that the issues I raised hadn't been recorded and therefore a substantial sum has been taken out of our deposit. So I have had no choice but to pay for their administrative errors, despite us leaving the house in a much better state than it was in when we moved in.

When we speak to them on the phone, they tend to be agreeable with our issues (where there is no paper trail), but then their actions don't align.

During our tenancy, we received an email to say they are putting the rent up by £100 per month "in line with market value" as per their lettings manager's recommendation, despite it already being the most expensive property of this type in the area. We asked for an explanation and justification for this, but were never given one. It is our opinion that they wanted us to move out, so that they could profit from charging the landlord all the tenancy fees to get some new tenants in there.

When we moved out and they had to provide references to our new lettings company, they missed out a lot of context in the information they provided, which caused lots of issues for us. This is depsite us checking with them what information would be passed over and them assuring us that it would all be fine - again it was all over the phone, so no paper trail which is convenient for them!

If you are renting with them, I would urge you to get written confirmation of everything. Do not trust any conversation you have with them that isn't recorded.

I have spoke to other people who have had similar experiences with McFarlane as well. They do not have the tenants best interest in mind whatsoever, only their own.

We do take feedback very seriously and use this to improve our services to all of our clients. However, I do think that the points you have raised do require further examination and comment.

You mention that when you applied for the property the referencing process was an absolute nightmare. The referencing is undertaken by a third party independent referencing company, not McFarlane. The vast majority of tenants do not have any issues with the process, however, if you cannot supply all of the requested documentation or there is a negative issue with one or more of your references this can delay the process.

You were asked to sign as having received the inventory prior to moving in to the property. You were also advised that you had 7 days to make any observations in relation to the property and annotate these on the inventory. After 7 days the inventory is closed and locked. You did not make any amendments to the inventory at all.

You did email us almost a week after moving in to the property to advise of some issues you had with the property and requested that we investigate and resolve these. To give this some context, you contacted us at 1.29pm, we then spoke with the landlord and instructed the contractor at 1.50pm, you were then emailed at 2.24pm with an update on which contractors would be attending.

When the engineer came out to look at the issue with the shower, despite you previously agreeing that they could use the management set of keys for access, they could not get in to the property as you had dropped the latch on the inner door, so this appointment had to be re-booked.

You mention in your review that when you moved out of the property the issues you had raised on move in had not been recorded and a substantial sum had been taken from your deposit. As stated previously, although you were given 7 days to update your inventory on move in you did not make one amendment. There were several issue raised on your move out report, but the landlord agreed to undertake these works at his own expense and not charge you. The only deduction made against your deposit was for the property to be cleaned. As the property was professionally cleaned prior to you moving in, this is not an unreasonable request. You also mention that you had no choice but to pay for our errors. As stated, all that we have made a claim for is the cleaning of the property. You were advised that you could appeal this with the Tenancy Deposit Scheme and submit supporting evidence, but you chose not to do this.

You did receive a rent increase of 8.3% after living in the property for 15 months, considering that over this period rents have increased between 10-15% and landlords mortgages have increased in excess of 50% again I do not think this unreasonable.

Notwithstanding the above I do wish you the very best in your new home.

We had seen many estate agents, however Anita cowley seems to be very helpful and went out of her way to book a viewing for us which was in the market quite new. She gives her personalised touch in all her advices at work. Perfect blend of knowledge and experience.
