Avoid Letslet Online Ltd and Lettings South West Ltd My Experience

I have had a very disappointing experience dealing with Anita England and Letslet Online Ltd.

I am still waiting for the return of my £400 dog bond. I was told that the money had been passed to the landlord, but I have evidence that the landlord has not received it. Despite asking for clarification and information about where my money has gone, I have been left without satisfactory answers.

The money that was owed to me also took an unreasonable amount of time to be returned, and I am still trying to get answers about the outstanding dog bond.

I have also been extremely concerned by what I consider to be unprofessional and dismissive communication, including a threat to disclose the landlords' private home address. I do not believe this is an appropriate way to handle a dispute.

In my experience, requests for information have been met with delays or a refusal to provide the details I have asked for. The lack of transparency surrounding my £400 has caused considerable frustration and undermined my trust.

Based on my personal experience, I would advise prospective customers and landlords to do their own research before using this company. I would also urge anyone considering Lettings South West Ltd, which I understand is Anita England's new company, to make their own enquiries before entering into any agreement.

I am still seeking a clear explanation of where my £400 dog bond is, along with the return of the money if it has not been properly transferred.

Do not trust this agent.

We were customers of Anita England for approximately 10 years. We trusted her with our large portfolio. During that time, the businesses through which she operated as a director changed on several occasions, from Redwellies to Let Us Let Online, to Lets Let 2015, and then Lettings Southwest in 2026

In our view, anyone considering using her services should ask why businesses offering essentially the same services, from the same 7 Unity Street address, have repeatedly changed trading names and why client money appears to have been collected through different businesses over time.

After becoming concerned about discrepancies in the rent we were receiving, together with feedback from tenants, we thankfully ended our relationship with Anita last year.

We subsequently experienced serious difficulties obtaining proper accounts and explanations for significant amounts of rent that we believe should have been passed on to us. We have documentation relating to these discrepancies and to the payments involved.

After we parted company, the final rent payments were also retained rather than passed to us. Together with all of the deposits she didn’t lodge from our company lets. Fraud reported !

Since then, matters have become even more concerning. As a result of a Trading Standards investigation, we understand that there were breaches relating to client money protection requirements. Our understanding is that money had been collected from tenants, including deposits and other payments, during periods when the necessary legal protections or licences were not in place.

As we have continued examining the accounts, we have also identified a number of unpaid invoices and instances where tenants' rents appear to have been increased without our permission, with those increased amounts not then being passed on to us.

One recent tenant also told us that they were only able to recover advance rent they had paid outside of the tenancy terms after personally attending Anita's home address.

Based on our experience over many years, the financial discrepancies we discovered, the difficulties obtaining proper accounts and payments, and the further issues that have since come to light, our advice is very simple:

Do not use this agent.

We would strongly recommend that any landlord or tenant considering dealing with Anita England, or any business through which she operates, Thinks twice !!!

Great experience with renting through these. Very helpful getting me a place to rent during high demand. Very nice people. Alan arranged a viewing for us quickly and answered and questions immediately and honestly

The absolute worst experience ever having to contact these people. Anita is truly the most incompetent woman on the planet, and the majority of the paperwork she's given Iver the years as a Tennant has not been legal. God knows what's happening over there but avoid like the plague.

Appalling level of customer service. I was interested in viewing a property they had to rent and i have had zero success in securing a conversation let alone a viewing of the property. I feel for the landlords that are trying to let their properties.

This is a letting agent with some dubious practices and tenants should be cautious. They took a holding deposit which they kept for two weeks, during which time we were required to disclose a vast amount of extremely personal information. Two weeks later, despite this being a month-to-month tenancy, we were asked if we would pay six months rent in advance. When we queried the reasoning behind this, we were told the landlord had decided not to proceed with us or the agency. If this is true, we conclude that the agency was not contracted with the landlord, which makes me wonder why they were taking deposits and soliciting personal information. If it is not true, the agency’s word is worthless.
