Maintenance issues and the responses from Invitation Homes is unprofessional and unacceptable. It should not take 4 appointments (20 days) to resolve a constantly flowing water leak that was reported as such. Soooo much water wasted! They are inconsiderate and just don't seem to care! Unfortunately I've experienced similar issues on more than one occasion and it is extremely frustrating!

Lease on property in port charlotte Florida, the sump pump has been broken for about 10 days now, can’t use water or toilets for 10 DAYS!!!!!

DO NOT RENT FROM INVITATION HOMES!!!! YOU WILL REGRET IT!!! I have lived here for 3 YEARS and have never had an issue like this before, yet now I’m being charged $112 for an AC filter replacement as the tenant. What makes this even more ridiculous is that I already pay a MONTHLY FILTER SUBSCRIPTION THROUGH THEM. So let me get this straight: I’m paying every month for a filter service, and now I’m being hit with an additional $112 charge for a replacement?

The fact that they refuse to remove this charge, even after I explained the situation, is absolutely ridiculous. The lack of common sense, customer service, and willingness to work with a tenant who has been here for three years is beyond frustrating.

Charging tenants $112 for a filter replacement while collecting monthly payments for a filter subscription is unacceptable. At the very least, I expect someone to investigate the situation and take accountability instead of hiding behind a charge they refuse to remove.

After three years of living here, this is the kind of treatment I get? Absolutely disappointing. Management needs to do better, stop nickel-and-diming their tenants, and start treating residents with some respect. I would strongly encourage anyone considering living here to ask questions about these extra charges before signing a lease

Invitation Homes used my security deposit as their maintenance fund

Invitation Homes took thousands out of my security deposit to pay for general upkeep and repairs on an aging house—work that was not my responsibility and had nothing to do with damage I caused.

They used my money to get their property ready for the next tenant. My security deposit was used as their maintenance fund.

Deductions included hundreds of dollars for driveway sealing and charges for roofing shingle repairs. The driveway problems came from poor sealant applied before I moved in—not damage I caused. The roofing repairs were also unrelated to any damage I caused.

They also took money from my deposit for carpet cleaning that was not needed. I had already paid to have the carpets professionally cleaned before moving out and used area rugs during my tenancy. They did not provide evidence justifying another cleaning.

I put my own time and money into maintaining and improving their property. I added landscaping, improved its curb appeal, and repaired multiple issues myself. After benefiting from that work, they still took thousands from my deposit to cover their own upkeep.

After my first year, their initial renewal offer proposed increasing my rent by more than $1,800 per month. Calls and emails took days to receive responses, and I could not reliably reach the local office.

I want these unjustified deductions returned. I would never rent from Invitation Homes again, and I strongly advise others to look elsewhere.

This is the worst place to rent, Is a big scam, they are only worried to get your money and thats all they do
Please avoid them if you want to have a happy life
I am a very tolerant person but enough!!! I can not undestand how this kind of scam companies can do what the want in the US and has no penaltis

It’s a pleasure leasing our home from Invitation Homes. We had very few problems, but when we did they’re taken care of fast and efficiently with no issues. We are very blessed to live here.

Glen had been the one who informed us that we needed a new part. He was early to the appointment and was kind enough to test both oven/stove to make sure everything was working. He was also kind enough to set the clock for us!

Decent inventory of home but rushed process and many added fees. Our home has drainage/ septic system issues. Home flooded 6 days after move in, upstairs bathrooms, toilets, tub and shower overflowed through the floor into the basement garage. Took over 24 hours for the maintenence team at Invitation Homes to get it fixed. Had to stay at our previous rental the night in order to get ready for work the next morning, thank the Lord for that landlord now friend.

Suburbs , run down homes. All they want is money. They have poor customer service.

I was initially a bit hesitant about the company and the move-in process based on our initial rep, and it took a few technician visits to get everything sorted out. However, William Benjamin went above and beyond to make sure all of our issues were completely resolved. He was a huge help, incredibly professional, and made sure everything was squared away. Thank you, William, for turning our experience around!

All of the Invitations Homes that I've viewed ran down looking and had out of date features.

Please be careful as my daughter was injured by her walking on the deck and falling through because the wood was dry rotted. We were moving out and she was injured. I called and reported this and it is crickets! I have made at least 7 to 8 calls sent images of the deck and nothing! Rent at your own risk!! There should be a zero as a survey choice!! They took the security deposit that I should have got back but they found so many issues that were falsified! Be careful rotten wood in homes that have been inspected!!

So far. I am moderately happy. Lots of bogus fees, but the rent is not much more than comparable homes for rent by owners. The automated system and fast response time during the leasing process have made moving in easy. Review may be updated after move out!

I've rented from IH for seven years. In that time, I've never had any bad things to say about my rental experience or about how they handle maintenance issues. My recent maintenance request was due to an enormous tree limb falling really close to the house. It covered most of the front yard and did some minor damage to the gutters. IH didn't hesitate to get a crew out here to clean up the mess and they schedule a work order for the gutters. I was impressed with how quickly they moved to help clear up the giant limbs and debris. The technicians showed up earlier than expected and got right to work. They cleaned up all the limbs and leaves too. IH has treated me so well and worked with me on maintenance issues that I can't see myself working with any other rental company.

David is a good tech and does his job well

I lived at an invitations home for 3 years with 3 other adult women. The maintenance guys were nice but when it came to fixing things the bare minimum was done, if you were lucky. On move out I was initially charged over 2,000 dollars. I had the home professionally cleaned including the carpets, the home was actually better condition when I moved out. Initially I was charged for cleaning fees and carpet, painting, light bulbs( which were replaced) door stoppers( also in place) trash in trash bins on the side of the house. I actually moved the bins to the curb in the evening. I disputed the charges got some of my money back but not all of it, because they charged me for paper I forgot to remove on the top of the refrigerator. Moral of the story is Don’t rent with Invitation Homes, unless you don’t want your deposit back. I would give them half a star if I could.

On September 21, 2026, I was advised that Director Leon Smith would return my call regarding my ongoing dispute over the water and sewer billing adjustment, as well as my concerns about the unprofessional manner in which I was spoken to by the property manager during our conversation.

As of October 15, 2026, I have received no return call, email, or other correspondence from the Director or anyone else

The underlying billing dispute also remains unresolved. I continue to question the methodology used to calculate the credit, particularly the use of elevated utility bills from the disputed period to establish the baseline for determining the adjustment. I have also requested a clear accounting of the credits applied to my account.

After repeated attempts to obtain clarification and resolve these concerns directly, I find the continued lack of follow-through unacceptable.

This will be my final public update regarding my attempts to resolve this matter directly before pursuing additional avenues for review and resolution.
