Selling a house is not an easy process, the photographs and viewing can be stressful and time consuming, but for me the post offer stage is by far the most stressful and frustrating phase. Ryan, Caroline and the team were great from the very beginning. This carried on throughout the selling period. On the surface, the property was quite attractive: there were lots of viewings, but the house needed modernisation. This was where the team really helped me and also prospective buyers get a real sense of the value of the property and its potential. They were supportive and professional at every stage and went out of their way to enable the sale, as I was living 150 miles away.

All the staff we dealt with from Cheffins, Saffron Walden, were a pleasure to deal with: professional, easy to communicate with and quick to understand what we wanted. As a tenant of 25 years, I’m so glad to have Cheffins as a letting agent, they have been completely transparent at all stages, from moving in to any problems when I needed to communicate when moving in. Quick to respond and very fair and professional at every stage, very glad to deal with them after having been a responsible tenant for many years and being treated as a human being and with respect! They seem very professional and on top of things which must be good for tenants and landlords, would highly recommend them.

Failed to sell my property, strategically (and subjectively) valued at rock bottom price to effect quick commission / mates rates.

I specified at the OUTSET I did not want non proceedable buyers viewing. The only interested party were non proceedables who Cheffins expected me to hang on to and lower my price (if need be) in order to fit their narrative.

My fault for not putting this request in an email on day one for paper trail proof. Then again subsequent email requests in this vein were ignored anyway.

Cheffins did not carry out due diligence on buyers (who are useless to vendors) but of strategic use to Cheffins?

They thought I would dance to their tune and stay beyond the contracted period.

All agents do is get listings with inflated valuations, gain market visibility for themselves and stick two fingers up to vendors for remainder of the contract. Inflated valuations cause stale listings. If they hoped I would drop the price in desperation a few weeks down the line, I was never going to play that industry standard game.

Acting in the vendors' best interests is not in their remit.

Cheffins explained the reasons for sending round non proceedables, as if that was going to make things right. They seemed incapable of understanding my request.

At crossed purposes regarding accompanied viewings as opposed to us carrying them out. Only had two viewings in which Cheffins attended. The 2 viewing assistants' attitude seemed to be they didn't want to be there. One assistant turned up late, was unprepared and making it up as she went along; she even asked in whispered tones which one was our garage.

Prior to her attendance, I let the buyer in myself and started the viewing. The buyer expressed annoyance about Cheffins' time keeping as she had a second viewing to go to straight after. Because of this, Cheffins created a negative impression going forward. Felt trapped in the contract at this point.

Glad to be out of contract - (apart from the non-sensical 6 month / 2 year rule (?) Just another agent who live up to the stereotype.

Hardly spoke with the same person twice.

Main person was Steve Banham (senior negotiator) at Cheffins in Cambridge.

Subsequently received a "disingenuous apology" from the equity director, stating she stands by her staffs' performance. God forbid an agent takes responsibility for their ineptitude. The profession well and truly looks after their own.

I could not have dealt with a more dishonest company. I was mis 'sold' a rental property, harassed by the neighbours, harassed by Cheffins all because they didn't do their job properly.
After asking for the contact details of the maintenance company looking after the street, we were refused. Thankfully the company contacted us directly, but Cheffins were very obviously not going to pass on this information.
Then, when leaving we asked to be at the property for the checkout (because we didn't trust them) they agreed, cancelled on the day, and then rearranged it without informing us, sending us the checkout without informing us it had been rearranged. They then tried to claim £600-£800 in damages, including water damage to a sink we hadn't used and repainting the property because we managed to remove some of the single thin layer of paint after wiping it with a wet cloth. Thankfully the TDS saw through most of these lies and they received a significantly reduced £300. Fraudulent as far as I'm concerned.
I actively avoided renting from these abusive scum again, and now that I'm in the position to buy I will never buy a property they are selling.
This happened about 10 years ago, but the experience I had means that 10 years later I am still angry about the abuse me and my female housemate were put through.

All the staff were extremely helpful, professional, and friendly.
