I rented a room in a London HMO they managed. The house had repeated disrepair issues and basic maintenance was handled slowly or not properly. I spent months chasing for fixes and the standard of upkeep felt consistently below what you would expect in a licensed HMO.
The deposit and move-out process was worse. They confirmed in writing that I could leave without extra charges and that the deposit would be returned if the room was clean. Then they sent a “reconciliation” with new charges anyway, including a large utilities bill, and the numbers changed more than once. They did not provide proper supplier invoices or clear calculations to justify it.
They then tried to hold the deposit unless I agreed in writing to drop my court case and never pursue any future claims.
That is blackmail.
They also pushed key documents and communications at the last minute, which made everything more stressful and harder to deal with.
Avoid this company, and the owner - Melissa, at all costs.
