Overall experience Good

We as a management company have employed Belmont to manage our property for about 8 years now. Overall we have found them attentive to requests from the directors and owners but feel their communications through their appointed Property Managers, could be improved, especially when sending out invoices for service charges. It would be more instructive to understanding the financial state of the property being managed, if a copy of the previous years expenditure and the previous years profit and loss account could accompany the invoice, to verify the service charge uplift or change as appropriate. Our experience is this is only done on when requested basis not as a matter of normal business and on many occasions leads to conflict between Belmont and their clients.

Very nice staff.

Sierra Kwasny and Jason are terrific and have been so kind to me here at Parkwood Apartments in Lamar Arkansas. They are very responsive to the needs of the disabled and have assisted me above and beyond what would be expected in their positions. I am very relieved to have a home and the apartment structures are so much nicer than anything I have looked at for housing. Thank you for providing a wonderful housing experience.

Belmont is an unethical company.

Dealing with Belmont is always hard going because they truly do not grasp that we pay their salaries & expect both remedial work & repair work for our Service Charges.
Their failure to even visit a property in order to liaise further problematises the entire thing.

Certain members of Belmont’s staff seem phobic about talking on the telephone, but even email responses are largely fruitless with endless stalling or stonewalling.

Vital work never gets done promptly (leaking roofs, leaking windows et cetera) & IF it gets done it’s generally a cheap patch up job.

I would not recommend this company unless you want your property to become run down, shabby, neglected & leaky.

The sole thing done promptly is the sending out of letters for money (service charges for work they duck out of, insurance which they never use because they’re too cheap to pay an excess or ground rent.)

Please place your property with a better management company, because this shady, unethical & deeply unfair company will permit your property to flood, to rot, you name it.

The numerous atrocious reviews tell a very clear story of an unethical property management company.

I would give zero stars if permitted.

I have been looking at the 5 star review Belmont got from Jack Williams on the 18th of May this year; wonderful , except that Belmont is neither professional nor helpful, to this day they have never set foot in The Carriage House to inspect, -let alone set to rights- their dismal repairs so I wonder where his property is and why -should the review be true- all the employees he mentions are concentrating all their efforts at pleasing Mr Williams to the detriment of everybody else.The rest of the reviews speak for themselves.

Belmont are the worst property…

Belmont are the worst property management company.
Had a burst pipe between the outside stop tap and entry to building, (not my side of the water meter) caused flooding in my bathroom and they were not interested,

Always so professional and helpful

Always so professional and helpful. Even take time to help with questions and finances out of hours and on Saturdays and Sundays. I can only speak as I find. They have been managing our properties in South West Cornwall for 10 years . Shaun Laura Jake Olivia etc all so conscientious.Well done !

Utterly unprofessional

It is shocking that at a property management company allegedly there's only one person who has the vaguest idea about the company's policies, and this is the director, Nick Seaton-Burridge. This is unacceptable and unprofessional.
After countless phone calls and emails trying to chase up Mr Seaton-Burridge, we were promised that he will call us with regards to an urgent matter. We are still waiting for that phone call.
Unhelpful, unprofessional company.

Following on my previous reviews

Following my previous reviews, yesterday I went to Court to contest Belmont´s online money claim for an amount of money of their own choosing. No accountability was required. The Court lost my two bundles of evidence and photographs, so the judge had scant idea of the issues at stake and found it expedient to blame me for "quarreling with my neighbours¨, while Mr Scott Williams, (whom at first sight I mistook for Michael Seaton Burridge, Belmont's CEO) painted a picture of perfect innocence, scribbling notes in the back of the copies of insurance policies which contained no details of the property I have been asking for for 5 years now. This was all the evidence this personage considered pertinent to take to Court, The reason he was taking notes was because the judge directed him to , as he pretended not to have the foggiest idea of what I was talking about, despite my having complained about the fact -in detail- countless times . The judge then informed me that it did not matter whether or not Belmont had been negligent in their duty to present correct factual evidence because, with flawless logic, he determined that since there had been no claims, nothing had been lost. I told the judge the case was kafkaeske but, reflecting on the surreal scene, it appeared to me to be a true (if minute) parallel of what is happening now in the real world, so like Zelensky, Putin and Trump, I am the agressive dictator, my neighbours who by dint of being a majority can deny me any right to accountability are Putin, and Belmont is Donald Trump.

BE WARNED - USELESS, UNETHICAL, INCOMPETENT ....

BE WARNED - no one can possibly want the stress of dealing with this property management company. They promised the world to get the contract and yet are incapable of producing the goods, but quick to take your money!! AND keep finding unauthorized & underhanded ways of billing the members to line their coffers ...
Promised services just never materialize and heaven forbid you are a complex with Directors who take their appointed tasks seriously - the endless chasing and following up and even having to advise when this should be their field of expertise, is unbelievable.
To name a few issues:
- Interest on accounts is incorrectly calculated
- Sending out of invoices and statements is regularly late
- No directors meetings are scheduled as promised; if they happen via directors' initiation, minutes of the meetings, never get done;
- Takes them months to update CIPC and CSOS records, until it becomes a crisis. In our complex case, this led to issues .... the delays were so significant that the complex bank account was throttled and only then, did the necessary changes finally take place ... this level of behavior places everyone's investment at risk!
- Getting financials completed and an AGM called in expected time, is impossible!!!
- Financials that are produced are a mess - no consistency in ledger entries, for example security cost are posted in gardening. There is just a general lack of effort when positing entries and loading payments.
- Projects are paid without directors' authorization and final checks of work being done. Then when there is a problem and poor workmanship/ faults that need to be followed through, it is simply not done!
- Property clearance certificates are issued without directors' approval, which promotes illegal building on the premises going unaddressed.
- Arrears accounts are not attended to unless directors do so and even then, getting necessary information to proceed is a problem!
- Belmont staff are overloaded and underappreciated so there is a significant staff turnover which further impacts service provision as there is no handover.

Poor Experience with Belmont Property…

Poor Experience with Belmont Property Management

I’ve been in contact with Belmont Property Management based in Truro for over a year and a half regarding the deterioration of the paved turning circle, which has become a trip hazard. Despite sending around 20 emails and making numerous phone calls, my concerns have largely been ignored.

As paying residents who contribute a yearly service charge, we expect better. Many of the residents share similar frustrations with unresolved issues and lack of attention to complaints. Unfortunately, I’ve found them to be rude and unapproachable. It’s disappointing and unacceptable.

Absolutely shambles of a company

Absolutely shambles of a company. I've been dealing with them since 2017 and some of the issues are still ongoing. You can only put onr date on here. Its basically the date that ive had enough but the issues are years old! They take your money and do nothing with it.

Absolute shambles of a company

Absolute shambles of a company.

Non compliant, negligent, no debt chasing procedures in place. They let one of the leaseholders get three years in arrears with the service charge in our block of flats in Truro.

The new competent agent had the debt replayed within 6 months.

Avoid this company at all costs if you value your asset.

Check out the haughty responses to genuine negative feedback on Google from the so called Director.

Belmont Property Management recently…

Belmont Property Management recently demanded a £414 one-off payment payable within two weeks for buildings insurance - nearly double the previous year's amount - without providing any evidence or details of an insurance policy or evidence of any competitive quote tendering process.

Dreadful company

Dreadful company with a very rude Director of property. They take so long to get anything done (on average 11 weeks or more). They seem to forget we are paying them for a service. If I had my way I would get rid of them, they don't deserve to have the business. After seeing other reviews it is a wonder they have any business at all. STAY WELL CLEAR.
