⚠️ SERIOUS WARNING: My Experience With ALESCO – High Risk to Buyers
This review reflects my personal experience with ALESCO. What initially appeared professional and reassuring quickly turned into a highly distressing situation after I committed funds to the Gibson Quay Phase 2 project.
Within months, I was informed that the developer had gone into administration, and I later discovered that my deposit was classified as unsecured, leaving me without the protection I believed I had.
I have since become aware that 65+ buyers appear to be affected in the same way, with reported exposure exceeding £2 million. The financial and emotional impact has been severe.
Based on my experience, I strongly urge potential buyers to treat this as a serious risk, carry out extensive due diligence, and seek fully independent advice before committing any funds.
I am sharing this as a clear warning so others can make informed decisions and avoid the situation I am now facing.

I just had a reply to my bad review of them… let me clarify to you Alesco … we purchased a flat in Carnaby place, 6yrs ago… you work with crooks that are source developers now in administration, and Ackroyd’s appointed lawyers, also crooks. You have all absolutely thrown at least 500 plus minus apartment purchasers out of pocket, loosing all of our deposits… you are an absolute disgrace likewise all those associated with you. Zero help from you yet you sold us this flat… all smiles 6yrs ago and still a complete and utter shambles

Listed flats in a building that aren't for sale for some reason, agents hung up when questioned. DO NOT WORK WITH THEM very likely a scam.

This is a company who listed an apartment for sale that DOES NOT EXIST!
How do I know it doesn’t exist…BECAUSE IT IS MY APARTMENT!!!!!!
Yes, they listed my property (that I own) on Rightmove!!!!!!
NO, it is not for sale AT ALL but their ad used ALL the details from when I bought it over 12 months ago.
(…and yes I have the evidence to prove all of the above).
NB: If there dare reply and ‘justify’ their above actions I will separately post their replies (lies) to people ‘enquiring’ about my property!!!!

Alesco is a huge disappointment
A huge disappointment with Alesco! We applied to them for Mill conversion project. They changed the date of the project two times after they took our money. The project was not delivered on time and clashed with my husband’s visa extension period and he could not take mortgage as he does not have visa result which is still in process for 8 months. This was a buy to let project and we would pay through mortgage. Also we learned that high street lenders do not lend for this project which we were not informed at the beginning. When we said we had to cancel as we can not have mortgage due to visa processing time, they told we can not have any of our money back. We paid 31.000 GBP at the exchange of contract. I will try all legal remedies to get my money back but please do not trust this company.
