Deposit still withheld nearly four months after move-out
If you rent through Chase Evans, keep your check-in and check-out reports and every piece of correspondence, and be prepared to chase hard for your deposit and to deal with unprofessional and dismissive staff.
I rented Flat 802E, 2 Triptych Place, SE1 9RD through Chase Evans’ Elephant & Castle letting branch from April 2025 and moved out on 4 July 2026. Nearly four months later, I am still fighting to get my deposit back from their Property Management office at 10–12 Walworth Road, SE1 6EE.
After several unanswered follow-ups, the agent proposed deductions in September for cleaning and the balcony door. Yet the independent check-out report, commissioned by Chase Evans itself, records the property in the same condition and cleanliness as at check-in, with no issue noted on the balcony door. I set this out in writing on 11 September and asked for the evidence behind both charges. Despite repeated follow-ups and escalation to the wider Chase Evans team, I have had no reply since.
Chase Evans are attentive up until you sign the tenancy agreement. After that, the picture changes completely: maintenance issues drag on, emails go unanswered, and the end-of-tenancy process is a struggle. Don’t judge this agent by how they treat you as a prospective tenant. Judge them by how they treat you once you’re locked in.

Rental payment
Amruta Satia helped us discuss with landlord about moving 6 months in advance rental payments to monthly rental payments in line with the new rental rules after we provided financial proofs. I appreciated that we weren't being shut down immediately and she listened to our case.

Professional and proactive team
I was very happy with how the sale of my property was handled by Chase Evans, working with Oleh and Ginny Pattni. Ginny was particularly helpful in the later stages, keeping me updated and proactively following up on outstanding matters. As the sale process took longer than expected, I especially appreciated Ginny’s efforts in coordinating between the lawyers, buyer and managing agents and helping to keep everything moving towards a quick exchange and completion. She helpfully arranged the furniture removal, which made the final stages of the sale much easier. Overall, I found the team professional, responsive and helpful throughout, and would be happy to recommend their services.
